6/24 Inventory Update

Well, aren't we just the busy beavers? Lots of stuff happening. But, before we get to that, Guy Rivera's take on rates today: "Mortgage Bonds and Stocks are sharply lower this morning as the fallout from the Fed meeting last week continues. Markets were also lower overseas, with China leading the way with a loss of 5%. The sharp increase in rates has not subsided and there is blood in the streets, mass riots, mayhem, people jumping out of windows, sky falling, and dogs and cats living together???? That's how some would view the increase in mortgage rates...the truth of the matter is that any rate under 5% is great financing. Rates continue to hover above historic lows".

Hey, personally, I'm all for dogs and cats living together. They do at my house anyway. And I'm all for rates around or below 5%. As Guy says, still great financing. Many of you out there will remember rushing to refinance at 5% because we thought we would never see those rates again. I did! So, don't get your knickers in a twist. The boat hasn't sailed yet. Even with rates hovering above 4%, keep it in perspective. It's still cheap money. Don't let the media brain wash you.

New Listing

811 Coiner Court, Los Alamos (4/3 on .19 of an acre) 389K How cute is this house? Cozy little cul de sac with an array of surrounding quaint two story homes. You may remember this one from the previous times it was listed. This is somewhat of a south facing corner lot. Cute porch and all the gingerbread people love, including dormer windows. 1995 newness in almost 1900 square feet with a crisp color palette and design. Master is downstairs in addition to the office and/or 4th bedroom. So, two down, two up. Being a corner lot, quite a bit of the land is in the front and wrapping around to the garage but the backyard is cute and completely fenced. A light and bright home in good condition. Price is beyond good and its even a normal sale. If you can live with a two story, this is a good one.

New Listing

1871 Laurel, Solvang (4/2 on .48 of an acre) 895K Circa 1936, unless you see this one in person, you will truly not understand the character and charm here. I have been in this home on a social occasion and was completely impressed. While there has been some updating, it was done carefully to preserve the inherent  romance of the era. A focus on outdoor living in addition to the interior is a bonus when you have this kind of view opportunity. And the views. Good grief. Not many can compare. This is a little bit of history, a lot of character and an unbelievably great location with privacy yet just blocks to the center of the village. If all this appeals, see it. You will be happy you did. Normal sale.

New Listing

450 Sycamore, Buellton (3/3 on .16 of an acre) 669K We certainly are seeing the prices rise on these big beautiful Sycamore Ranch homes that not that long ago languished in the 4's and 5's. Almost 3000 square feet of 2002 construction. Past the 2nd Street intersection so less school traffic than the block before but still within easy walking distance for the little tykes in either direction (Oak Valley and Jonata within a few blocks). Some upgrades here including black granite in the kitchen and tile in the master bathroom. Normal sale.

New Listing

945 College Canyon, Solvang (3/3 on 1 acre) 575K Yeh only don't get your phone out just yet. This one came on the market as already in escrow. Off market before it was on the market. Normal sale.

New Listing

419 Quail Run, Buellton (4/4 on .19 of an acre) 629K No pics here at the time of this writing but check back on the link. This side of Quail Run backs up to the 1960's homes on Thumbelina but in my experience, the backyards, while somewhat small, are remarkably private from the homes behind. Can't tell if it’s a two story or a single story. These homes historically have lots of upgrades. Selling at 669K in a neighborhood that has recently been in the 4's and 5's, it must be quite a showplace. Normal sale.

New Listing

2441 Janin, Solvang (3/2 on 1 acre) 695K I have driven by this home a million times and always liked the curb appeal and design. Interior looks like it has had some similarly themed updating too. At this writing, unfortunately no pics of the kitchen which usually tells a very big story as to the extent of the remodel. Lots of RV or trailer parking. The public narrative does make note of an unpermitted room off of the garage. This lot does back up to highway 246.

In Escrow

1358 Cheyenne, Santa Ynez (3/2 on .31 of an acre) 549K Well that didn't take long. 7 days on market. Normal sale.

Sold

605 Central #1, Buellton (3/3 condo) Listed at 275K and sold final for 287K. Condo with a yard. Sold for less than small condos with no yards these days. That’s the miracle of long involved short sales. This one went pending in March and a lot has happened since then.

Sold

227 Menlo, Buellton (3/2 on .17 of an acre) Listed at $364,900 and sold final for 375K. I heard tell of many offers on this one. I actually expected it to settle out higher. I love this floor plan with a great room design but one in which the bedrooms are quite separate from the living space. When you have kids at home, this is a huge plus with a great room designed home. An investor flip, purchased direct from the bank back in April of this year for $252,500.  Normal sale this time around.

Sold

79 Bear Creek, Buellton (3/2 on .12 of an acre) Listed at 295K and sold final for 305K. Here again, even though this home is in dated 1986 condition, I really thought in multiple offer it would be pushed up higher. Corner lot in unique location. Pretty close to the park. Homes in this neighborhood are trending high 3's to low 4's or higher if there is updating or the larger floor plans.

Here is your rate sheet from Guy Rivera at Guarantee Mortgage in Solvang and Santa Barbara. Click here. Happy Friday! I'll be around if you need me and will be back here on Monday with all the news. Have a good weekend!
New Listing
225 Camino San Carlos, Buellton (4/4 on 1 acre) 799K  Looks like original 1984 condition home in one of the two Buellton ranch communities. This one not in the gated side but in the one just next to that entrance. Camino San Carlos is basically a long cul de sac. This location on the end closer to the community entrance on Jonata. Metered community water. Normal sale.
New Listing
325 Meagan #104, Buellton (3/3 condo) 375K Newer 3 story condo built in 2008. Builder put a lot of good quality upgrades in these units so if you are shopping in this range and have watched too much HGTV, you might find the trendy amenities you are seeking here. HOA here is $245 per month which is one of the lowest in the valley and covers exterior maintenance, water and insurance. Normal sale.
In Escrow
305 Leslie, Los Alamos (2/1 on .11 of an acre) 210K Cheaper than a condo! Normal sale.
In Escrow
720 Shaw St., Los Alamos (4/2 on .18 of an acre) 389K  Likely many offers stacked up. Normal sale.
Sold
1660 N. Refugio, Santa Ynez (5/6 on 5 acres) Listed at $2,850,000 and sold final for $2,750,000. This one was special. Just look at the pics. You'll see. Normal sale.

6/20 Inventory Update

New Listing

1365 Dove Meadow, Solvang (3/3 on 3.5 acres) 929K I had a bit of a heads up on this one so went and looked at it earlier today. Solid house on very pretty grounds. I would call this one of the best fixers in the valley for some time. Cosmetically dated but solid. You don't have to recreate the wheel here - just bring it current. An existing floor plan that lends itself to the needs of today is half the battle.  Lots of good light. Master on one side, guest rooms on the other. Some use of cathedral ceilings in formal living room and entry. Kitchen spills into the family room for a contemporary great room effect. Effective courtyard entry with water feature is a good match for this Mediterranean exterior themed home. The real value here is in the land, location, setting and fabulous mature trees. Lovely. Backing up to Buttonwood vineyard, you have built in cache that is priceless. Surrounding views from the high points of the property are actually quite good. Barn/shop at the rear of the property has a bathroom and loft above. Surrounded by other properties of like sizes, there is plenty of elbow room here that will pretty much please everybody. Some flat, some rolling, nothing steep. This is a very usable parcel. Ballard School District which is great for resale. This is a project property but definitely one worth putting a little sweat equity into. It's already a cool property now - it could easily be morphed into totally a awesome one. Tons of action on this property today - there were people milling about everywhere.  Normal sale.

In Escrow

2910 Ontiveros, Los Olivos (3/4 on 28 acres) $3,250,000 This is an equine business facility, not your typical SYV ranch. Thoughtfully and thoroughly developed with our furry friends in mind, this is a world class farm. My Daily Insider recipients will get a little more background on this property. Normal sale.

Sold

2447 Lucca, Los Olivos (4/2 on .46 of an acre) Listed at 695K and sold final for 700K. Went in multiple offer. You may have seen this one on VRBO as the "Red Door Ranchette". Great location and one of the better back yards for this price point. Normal sale.

Sold

1730 Vigard, Solvang (3/3 on .76 of an acre) Listed at 589K and sold final for 500K. It was a dated fixer but one with a big big view. A lot of the land here is not usable but who cares when you have views this big? Normal sale.

Sold

1210 Cuesta, Santa Ynez (2/2 on .24 of an acre) Listed at 449K and sold final for 475K. This property went in multiple offer. Basically a new house with a down to the studs remodel in 2010 but note the original build was from 1918. Does Santa Ynez have a lot of history or what? Single car garage, close to the school. Very cute. Normal sale.

Sold

1798 Viborg, Solvang (4/4 on 1 acre) Listed at 729K and sold final for 695K. Desirable Sunrise Village.

6/19 Inventory Update

New Listing

620 Foxen Lane, Los Alamos (4/3 on .93 of an acre) 649K Here in the valley proper, you'd be well over 800K for this property. In Los Alamos, you can buy it for 649K. Good location near the end of Foxen as it abuts the foothills. Just open fields beyond. And who hasn't fantasized about a big beautiful covered porch in the front of their house? For the money, you can't beat this deal.  Normal sale.

New Listing

538 Dairy Way, Buellton (3/2 on .16 of an acre) 475K Quiet little street with little drive through traffic and away from the park activity. Newer style construction, cathedral ceilings and good floor plans make these Meadowridge homes a good investment, starter or start over home. They sell especially well so I don't expect this one to last considering its priced below the last two that have gone into escrow here in the last few weeks. Normal sale.

Back on the Market (with a price increase)

1676 Maple #11, Solvang (2/1 condo) 227K Fell out of escrow and came back on the market with a price increase. Was 219K before. This is an upstairs unit so no yard. Remodeled so nicer than the average unit here. HOA fees here are $300 per month. Normal sale.

Price Reduction

1725 Linda Vista, Santa Ynez (4/4 on 5 acres) After 5 small price reductions in 4 months,  went from $1,495,000 to the present $1,423,000. I don't usually post tiny price movements here but cumulatively, it may make a difference to someone out there. Normal sale.

In Escrow

2146 N. Refugio, Santa Ynez (main house, bunk house and barn on 3.5 acres) $1,095,000 You just can't keep a good ranch down. Fell out of escrow last week and already found a new suitor this week. This charming ranch property has boundless potential so I was very glad to have yet another set of my own clients step up to love it. People get the property they are supposed to get. I’m feeling like this is a win/win …. the property is getting the people it deserves too. I'm hearing the sound of goats happily playing already!

6/18 Inventory Update

New Listing

2800 Quail Valley, Solvang (4/3 on 1 acre) $1,475,000 Large newer home near the corner of QV and Dove Meadow. Nice flat acreage and tons of curb appeal in this coveted Ballard School District property. 3 car garage, designer pool. You may remember this one from last mid last year when it was listed for $1,595,000 and went off market without selling. Back again with a much better price. Normal sale.

Back on the Market

610 Main, Los Alamos (one house plus 3 buildable lots) 695K That’s a bummer. But, the failed escrow did produce a price reduction. Used to be 775K.  Normal sale.

Back on the Market

2615 Quail Valley, Solvang (3/3 on 1 acre) 995K Another bummer. Developer project. Normal sale.

In Escrow

5574 Baseline, Santa Ynez (main house, guest house on 5 acres) $1,695,000 532 days on market. That’s a long time. This area is in high demand right now so we are starting to see these properties move. Normal sale.

In Escrow

960 Old Calzada, Santa Ynez (3/2 on .46 of an acre) 775K A unique property in a very private location considering proximity to town. Normal sale.

In Escrow

550 Aebeltoft, Solvang (3/2 on .24 of an acre) 629K About time too. 284 days on market which is long for this price point. May be somewhat dated but this home is in superb condition with excellent ongoing maintenance. Great location too. Normal sale.

In Escrow

3977 Roblar, Santa Ynez (4/6 on 22 acres) $3,995,000 One of the higher end luxury estates finally leaving the market. Off and on the market since 2003 with a high point price of $5,795,000.  Normal sale.

Highlights From My Travels Today

2065 Village Lane, Solvang (3/3 condo) 395K Completely redone condo. We are talking 1700 square feet here. These two story units are light and airy with a decent sized patio. Tile floors and trendy upgrades make it seem larger than it really is. Your eye is definitely drawn out to the patio and trees beyond. Kitchen is very well done. Bedrooms are all upstairs and sport new paint, carpet, built ins and redone baths. HOA here is $320 per month. Normal sale.

1010 Oak Glen, Santa Ynez (3/3 on 1 acre) 895K I will admit, I liked this property a lot more than I thought I would. Initially, I was not a fan of the pointy roof in the front but here is the kicker - from the inside, the big expanse of glass from this architectural design provides beautiful views of the leafy trees in front and provides loads of natural light(see pic above). A complete and well done full interior remodel including a very large separate master suite makes this one a sleeper value. A drive by will not illustrate the quality and move in condition of this home. It’s a must see inside. Comfortable yet smart, simple yet elegant. Strong and enduring. It’s a good one. Lots of room out back for your furry friends, sport court, mini vineyard or shop. Easy access on this corner lot located in one of the hottest developments we have (Skyline Park). Water is $329 per quarter here, unlimited usage. How's that for icing on the cake? Normal sale.

1140 Cota, Santa Ynez (3/2 on .41 of an acre) 785K Well planned out home with super gorgeous natural light in the living spaces (living room and kitchen). Additional family room doesn't have as much light which makes it a no brainer for a dramatic media room with big walls for your gigantor big screen. Even has a pot belly for cozy movie watching. Kitchen is warm and friendly. Dining spacious. Master shares the surprisingly good views with the rest of the house and sunny exposure. Lot size is big but quite a bit of it goes down the hillside for a privacy barrier and less yard maintenance. If you are looking for something turnkey, convenient, trendy and with a view, this is a good one. Normal sale.

2545 Elk Grove, Solvang (4/3 on 2 acres) $1,195,000 Built like the Queen Mary, this house is here to stay. Nice ridge line location with views beyond the present vegetation and trees. Curb appeal is excellent with a simple elegance. Rooms are big and spacious with the kitchen being the focal point for good times. Sprawling floor plan for privacy and entertaining. Cul de sac location. Normal sale.

1645 Still Meadow, Ballard (4/4 on almost 7 acres) $3,250,000 I was so excited to see this home and it did not disappoint. Surprisingly private location at the end of the road. Land flat to gently rolling so basically all usable. Pretty driveway with fancy circular area showing off the motor court appeal and extra large extra deep carriage house style fully finished garage. The house - oh my gosh. I simply loved every inch. It's not just the quality but more the smart, savvy and well planned design. This house was designed to be used, loved and enjoyed. From the huge ceilings with exposed beams, kitchen flowing so perfectly into the friendly family room, expertly sized formal living and dining and then on to the bedrooms. Master is gorgeous with sequestered office and views of the pool. But you know what I liked best? The kid or guest area. A serious of bedrooms designed around a private theme, all with walk in closets and either private or jack and jill baths and centered around a sitting/homework/media area just for these rooms to enjoy. A kid or guest heaven! Pottery barn style laundry mud area is super cute. Tennis court and of course a pool.  Every surface, beam, knob, piece of hardware, door frame, baseboard and window is top drawer, first class. It is a bit unassuming to the untrained eye but those of you who understand and demand quality will totally get it. Not at all a stiff and pretentious home but more one to live in and create lots of happy memories. Not too big and not too small at less than 5000 square feet.  This is a good one. As I said before, no matter how far you have to fly or drive, do it. This one is worth it. Normal sale.
