Buyers are really liking these one acre ranchettes in good locations. This one needs to be brought a little more current but the bones are good and the location excellent. Nothing wrong with this property that a good price reduction didn't take care of.

265 Meadowlark, Santa Ynez (2/3 on 5 acres) $1,395,000 One of my favorite  horse properties. Land all flat and usable but with outstanding horizon views. Flat and views don't always happen together but they do here. House a very fun project in a location that makes an investment totally worth it. Well built barn just far enough away that the flies are way over there but you can still keep an eye on your furry friends. Very well laid out campus.

3100 Country, Santa Ynez (4/5 on 1 acre) $1,289,500 Very posh and upscale though in town and accessible. It’s a best of both worlds kinda thing. Only on the market 9 days this time around versus 429 days without selling the last time. Wow, am I glad those days are gone.

416 Arden, Buellton (3/2 on .16 of an acre) Listed at 530K and sold final for same. In the Oak Creek development, close to school and the 101 in both directions. Commuters love these newer Buellton neighborhoods.

195 Meadowlark, Santa Ynez (main house and guest house on 5 acres)  Listed at $907K and sold final for $1,010,000. A long and winding road to closure with multiple cancelled escrows but there were also multiple offers each time it became available. Finally this one stuck. Land mostly flat and usable. Great Meadowlark Ranch location. Main house in good shape, guest unit needed a little spiffing up. All in all, a really good promising property selling for a very fair price.

7/30 Inventory Update

Daily Insiders will get a bit more intel on this one. Suffice to say at this juncture, what was once an ugly duckling has become a swan. The open floor plan many seek but on a larger lot than you might find in a similar plan in the newer neighborhoods. Normal sale this time around.

Went through some repairs etc. and now we see it back on the market at a higher price which does accurately reflect the new pricing demands of today. In fact, it is one of the lowest priced condo's we have on the market right now ….. well actually, it's one of the only condos we have on the market right now. The condo market has been fast and furious. I don't expect that to change any time soon. This model being somewhat of a 3 story unit with garage below, living room and kitchen in the middle and both bedrooms upstairs. Lovely creek side location within easy distance to the village center, PCPA Theatre and an ever increasing number of wine bars, restaurants etc. cropping up in downtown Solvang. 825 Fredensborg Canyon, Solvang (2/3 on 1.4 acres) Was $1,149,000 with a new much lower price of 995K after only 11 days on market. View parcel tucked away for privacy.

6700 E. Highway 246, Buellton (manufactured home on 477 acres) Listed at $3,900,000 and sold final for a very close $3,300,000. From a time back when a "ranch" was really a ranch.  Cut in roads like seen in this pic are an overlooked necessity.  Own well. Value in the land. I wonder what will unfold here on this significant chunk of the Central Coast?

7/29 Inventory Update


Something happened yesterday that has never happened to me before. Its highly likely it has never happened to you either. We decided to give Chomp another try so we went for dinner last night. This is very basic casual fair which is nice sometimes and the wine list is very minimal at best. But hey, it's just burgers and fries. You don't expect Melville, Sea Smoke or Bernat right? Its fine. And besides, wine on the Chomp short list is $5 a glass. So, heck, have two glasses. Anyway, I order my Sauvignon Blanc and it comes and all is well. Then, a manager walks up and asks me what I'm drinking, so I tell him. And guess what? He came back with a bottle of the wine I'm drinking and says he noticed I didn't get a full pour and wanted to make sure my glass was full enough. I don't know about you but when out, I'm usually sitting there looking at my glass thinking "is this all I get for 13 bucks"? But no, I'm sitting there looking at my $5 dollar a glass wine, marveling when the guy actually came back and topped off my glass. So, kudo's to Chomp for providing such excellent, attentive and personable staff. And the food was good too. I had the chili - it was great! Where else can you get $5 wine except at home? And a full glass to boot. I'll be going back again.  

This graph sent to me by a reader who is old and wise enough to remember the 80's. Makes griping about 4.5% seem a bit silly doesn't it?

Shielded from Baseline by a big hedge, the house is only minimally visible from the street. Legal second unit/guest house is a nice plus. For purposes of definition, a legal second unit is the only legally rentable type guest unit. They have a special permit, own source of power and can have greater square footage than a typical guest house though this one doesn't at 960 square feet (which is still even so a good size). Land here is all flat and usable. Community water.

Big views on over half an acre. There is an annual fee here exceeding $1000 added to your property tax for landscaping. As the narrative says, this is a short sale.

There is a lot of space for both humans and their stuff here.
 

Back on the Market

2980 Tall Pine, Santa Ynez (5/5 on 1 acre) $2,200,000 Back on the market after exiting escrow. Luxury estate much like many we have on 20 acres, but on a more manageable 1 acre conveniently located near everything. You can literally walk to El Rancho from here.

2149 Edison, Santa Ynez (10 acre parcel, land only) Was 875K with a new price of $1,200,000. Own well with high GPM plus holding tank. Other utilities to property line. Shared driveway access of the main road.

2545 Elk Grove, Solvang (4/3 on 2 acres) $1,195,000 Big home with unusually good views in Santa Ynez Oaks. One of my favorite streets due to privacy and no drive by traffic. A solid house, built to last with a floor plan that lends itself well to morphing over time into what the future says is trendy.

522 Pine, Solvang (2/1 with studio on .15 of an acre) 395K Fell out just recently and back in again. Daily Insider email recipients will get a little more on this one.

51 Augusta, Los Alamos (2/3 on 6 acres) Listed at 649K and sold final for 600K. Vintage time warp 1955 condition home with views. Whereas it sounds like 6 acres is a lot, and it is, in this case its mostly vertical with intermittent pockets of usable. In many cases, to get this much view, you have to go up pretty far, sacrificing flat for elevation.

811 Coiner, Los Alamos (4/3 on .19 of an acre) Listed at 389K and sold final for 402K. Went in multiple offer. Interesting factoid: in March of last year, listed at  354K, never sold so went off market. A year later, went for much more in multiple offer. What a difference a year makes.

7/26 Inventory and Rate Update

Kind of interesting to note that 4 of the 5 properties featured today are retreads. They were on the market in the not too distant past and went off market without selling. Now this time around they went like hot cakes.

Price Reduction
2831 Alta, Los Olivos (4/3 plus office on .19 of an acre) Was 649K with a new price of 625K. This is a listing in my own inventory. Great location within walking distance of the flag pole, town center and the elementary school. With some remodel over time, check out the huge added master upstairs plus another master down stairs. What a fun kitchen with tons of work and storage space. Big and warm formal dining . This is a great price for over 2600 square feet. Indeed, finding in town properties in LO with this much square footage is hard. Small farm like backyard complete with sunflowers and a pet blue jay that swoops in for nuts if you ring a bell. How is that for a unique feature? This is a short sale requiring the approval of lenders involved. Motivated seller wants to see an offer.

1525 N. Refugio, Santa Ynez (3/3 on 2.6 acres) 795K Fine in its current casual ranch house motif, give it an update centered face lift or morph it into a show place.  Either way, it’s a good property. Love the big covered porch. Acreage mostly flat and usable. City water here. Was on the market back in 2011 for 850K and went off market without selling. This time around, sold in a fairly short amount of time at 43 days.

2730 San Marcos, Los Olivos (4/3 on .17 of an acre) Listed at 639K and sold final for 615K.  In 2011 this property was on the market at 599K and didn't sell. Now we see it fetching a higher price. Even so, 78 days on market is a long time for Los Olivos. I really like this street and have sold several houses on this particular block. Fun neighbors and close enough to the village to stroll in for a bite.

2860 Long Canyon, Santa Ynez (main house plus guest house on 9 acres) Listed at 795K and sold final for 705K. And before your jaw hits the floor and you incur an unnecessary dental bill, please know this property required a tremendous amount of repair. Sold for essentially lot value with some improvements. Land is mostly very steep but excellent panoramic views from the ridge top. On the market since 2012 with an original price of 895K.  This was a normal sale.

1709 Odin, Solvang (4/3 on .33 of an acre) "Listed" at 799K and sold final for 749K. This one not actually on the market. Was not on our MLS of late but we did see it back in 2012 when it was for sale price at 699K and didn't find a buyer at that time. You can click here to see the old listing and interior pics. The sale was entered today for statistical purposes only. In reality, sold off market quietly between the two parties.

7/25 Inventory Update


If you weren't here today, you missed one fantastic day. Made to order July day in the Santa Ynez Valley. And what a growing season we have had this year. We can grow so much here, it constantly amazes me. For those of you considering a sustainable living farm, this appears to be the happy place for flora, fauna and edibles.

3395 Sagunto, Santa Ynez (4/3 on .25 of an acre)  675K So not surprised! I have no idea why it lasted as long as 25 days. This is a gorgeous turnkey property. As I have reviewed here before, this home is in tip top condition and has a super cool floor plan, huge ceilings and loads of natural light. Designed for today's lifestyle with open concept but wisely, a lower light media room. Smart. Trendy without being too unconventional. Love it. I guess somebody else does too!

505 Meadow View, Buellton (4/2 on .23 of an acre) Listed at 555K and sold final for 545K. Yeeehaw! The first we have seen in Meadowridge over 500K in a long time and even at that, it went well over 500K. Nobody is happier about that than other Meadowridge home owners. As I have been saying - these homes are undervalued. Newer construction, well built, pride of ownership neighborhood. Nice to see one go out closer to what I think they are worth. This particular one with a big view and location at the entrance to the park and south facing. Also has one serious kitchen - this kitchen was put together by someone who knows how to cook and doesn't mess around.

645 Floral, Solvang (2/2 condo) Listed at 279K and sold in overbid for 301K. Lots of heated bidding on this one and for good reason. 279K was a major deal but competition bid it up to its real value. Investor flip, bought out of foreclosure back in April for $196,500.  That’s a nice profit.
