7/29 Inventory Update


Something happened yesterday that has never happened to me before. Its highly likely it has never happened to you either. We decided to give Chomp another try so we went for dinner last night. This is very basic casual fair which is nice sometimes and the wine list is very minimal at best. But hey, it's just burgers and fries. You don't expect Melville, Sea Smoke or Bernat right? Its fine. And besides, wine on the Chomp short list is $5 a glass. So, heck, have two glasses. Anyway, I order my Sauvignon Blanc and it comes and all is well. Then, a manager walks up and asks me what I'm drinking, so I tell him. And guess what? He came back with a bottle of the wine I'm drinking and says he noticed I didn't get a full pour and wanted to make sure my glass was full enough. I don't know about you but when out, I'm usually sitting there looking at my glass thinking "is this all I get for 13 bucks"? But no, I'm sitting there looking at my $5 dollar a glass wine, marveling when the guy actually came back and topped off my glass. So, kudo's to Chomp for providing such excellent, attentive and personable staff. And the food was good too. I had the chili - it was great! Where else can you get $5 wine except at home? And a full glass to boot. I'll be going back again.

Detached little single room with full bathroom called a "casita" makes this model sort of special. Makes a nice guest unit, home office, gym, place for older kids or whatever. Three car garage too. There is a lot of space for both humans and their stuff here.
 

Back on the Market

2980 Tall Pine, Santa Ynez (5/5 on 1 acre) $2,200,000 Back on the market after exiting escrow. Luxury estate much like many we have on 20 acres, but on a more manageable 1 acre conveniently located near everything. You can literally walk to El Rancho from here.  

Price Increase

2149 Edison, Santa Ynez (10 acre parcel, land only) Was 875K with a new price of $1,200,000. Own well with high GPM plus holding tank. Other utilities to property line. Shared driveway access of the main road.

2545 Elk Grove, Solvang (4/3 on 2 acres) $1,195,000 Big home with unusually good views in Santa Ynez Oaks. One of my favorite streets due to privacy and no drive by traffic. A solid house, built to last with a floor plan that lends itself well to morphing over time into what the future says is trendy.

522 Pine, Solvang (2/1 with studio on .15 of an acre) 395K Fell out just recently and back in again. Daily Insider email recipients will get a little more on this one.  
 
Sold

51 Augusta, Los Alamos (2/3 on 6 acres) Listed at 649K and sold final for 600K. Vintage time warp 1955 condition home with views. Whereas it sounds like 6 acres is a lot, and it is, in this case its mostly vertical with intermittent pockets of usable. In many cases, to get this much view, you have to go up pretty far, sacrificing flat for elevation.  

Sold

811 Coiner, Los Alamos (4/3 on .19 of an acre) Listed at 389K and sold final for 402K. Went in multiple offer. Interesting factoid: in March of last year, listed at  354K, never sold so went off market. A year later, went for much more in multiple offer. What a difference a year makes.
