7/11 Inventory Update


My friend, blog reader and lending partner Guy Hamilton begs to differ with my estimation of 45 day escrows and indicates he and Caliber Funding can close most under a million in 30 days (assuming everyone plays nicely and gets their documentation in on time etc.). And he makes a good point. When competing with other buyers, offering a quicker escrow can sometimes sway the deal your way. Buyers today need every advantage they can get. Via Dinero is all about location. Situated in a private enclave of upscale custom homes, mostly on 5 acres or more, this area offers both privacy and convenience. That is a hard to find combination. Nielsens Market, RiteAide, California Taco and the natural food store New Frontiers are within single digit minutes from this location yet the home site itself is luxurious with big view vistas and decidedly posh. However, that leaves all the nice parcel usable for something else …. like a main house. With this existing structure being less than 1200 square feet, perhaps this can be the guest house and you can build your beautiful custom build on the more private unused portion behind. Or, just love it the way it is. Not everybody needs a big house. But, I'd be looking at this as a land deal and a good one at that. At the entrance to Rolling Hills ranch development but this parcel is not part of the ranch and therefore has no CC&R's or HOA.  With a nice structure already on it, 5 centrally located acres, this is sure to get a lot of action at this price so don't wait around. City water. Normal sale.

1615 Elm, Solvang (2/1 on .17 of an acre) Was 529K with a new price of 499K. Very cute redone home with a lot of care and for the most part, seems very spacious. Small detached studio provides a Murphy bed for your guests. Normal sale. Just a couple of doors down from my listing at 1627 Elm priced significantly lower at 405K.

2720 Ontiveros, Los Olivos (5/5 on 10 acres) $2,195,000 I always really liked this property and never did understand why it stayed on the market (154 days as of today). A very pretty property with both comfy and dramatic components. Guest unit/detached office. Pool. There is a lot here for the money in the hyper Los Olivos pricing structure.  Land all flat and usable. City water. Close to the village yet far enough away to have some privacy. Normal sale.

395 Rancho Alisal, Solvang (main house, guest unit with full gym on 1 acre) 749KThis is not your usual Alisal property. This one is complicated and offers a lot for the money. Big main house, very charming and large guest unit offset by a huge state of the art personal gym. Nice pool. Views. On leased land with an annual fee. Usually I can see what the annual fee is but in this case it is not indicated even in the agent only comments.

720 Shaw, Los Alamos (4/2 on .18 of an acre) Listed at 389K and sold final for 389K. I hear this one went in multiple offer and rightly so. The price was too good to be true. Normal sale.

940 College Canyon, Solvang (4/3 on 1.45 acres) Listed at 840K and sold final for $841,100. My what a difference a year makes. In 2012, this home was on the market for 60 days priced at 875K with no action so it went off market. Then, coming back on the market in 2013, it went pending in only 5 days! Crazy times! Normal sale.
