5/31/13 Inventory Update

I had 10,000 uninvited guests at my house today. Yep. That’s right. Its ant season again. My friends over at Anacapa Termite and Pest Control burned rubber driving to my house and took care of the problem before the little buggers starting carting off entire loaves of bread on their backs. Worth every penny not to have to worry about what my kitchen will look like if I leave a crumb on the countertop overnight. Thank you Joel at Anacapa. You saved the day and my sanity!

Here we are at the weekend again folks. It's going to be a beaut! Go out and enjoy it! I'll be around if you need me and back here again on Monday with all the news. Slow day …. just one thing to report.

Only two bedrooms but a lot of square footage for the price point at over 1700. Fairly recent remodel in 2005 and excellent location near the big ranch open space on Meadowvale make this a decent buy.

5/30 Inventory Update


In case you haven't already heard about these guys, I want to point you in the direction of a fabulous bunch of handymen who work very hard both on their personal commitments and on a variety of home repair projects. Best of all, they have workers comp and general liability insurance. Visit the Ranch Hands at Recovery Ranch website http://www.ranchhandssyv.com/and then check out their link of projects they do. Very impressive.  They pretty much do it all. If you are looking for someone reliable, experienced and insured, these guys might be just the solution you have been looking for. A good cause AND you can cross some items off your to do list.  

P.S. Whenever possible, always use a licensed and insured worker. It may cost a little extra but it sure beats getting stuck with someone's medical bills when they get hurt on your property and are uninsured.

Quaint but with good maintenance over time. Exceptionally good water situation with own well and city water. Normal sale.

I have showed this home multiple times when on the market in the past. Now we see it back again just as this type of property is at the height of recent desirability trends. Good timing. As the narrative says, this is the lowest priced home in this ordinarily very high roller neighborhood. Surrounded by properties with similar or larger acreage, it has the elbow room many are seeking without the mammoth acreage and work of larger parcels. Desirable Baseline/Roblar corridor. There was some tile work that had to be completed before showings commenced. Still, pretty darn fast. Location is excellent, back by the foothills. Like I said yesterday, Los Alamos is the little engine that could. Normal sale.

That’s the thing about living in this area for a long time. You can go back a long ways with folks. Same is true here.  I'm talking way way back to when we were youngsters cruising State Street in Santa Barbara. For those of you out there old enough to remember and here long enough to have done it, you know that was a long time ago! Normal sale.

For the money, a stellar purchase in a very desirable Meadowlark Ranches location. Normal sale.

5/28 Inventory Update


Just that one extra day off makes it seem like forever doesn't it? So nice to have a day off though. Yep. I actually took yesterday off. Because the people at the top in my profession work 24/7 (no matter what anyone says, that’s the truth), it is extra special when I get a day just to do nothing. I actually used my day off to clean out my horse trailer but heck, it was still fun and I got to check something off my to do list. All good!

325 Camino San Carlos, Buellton (3/3 on 2 acres) 550K This is a fixer property in my own inventory and is a short sale. Brought the price down and magically an offer appeared same day. Funny how that works!

631 Foxen Lane, Los Alamos (4/3 on .45 of an acre) Listed at 549K and sold final for 520K. On the market 15 days before getting an offer which is long in this price range. But, this is Los Alamos so actually, this price is at the extreme high end for in town properties not on acreage. In fact, this is the highest selling home in the last 6 months in this emerging little town. I've been saying it a long time but its finally coming true. Los Alamos is going to be something special one day. It is poised for rebirth and attracting buyers in this price point is just further proof.

Skyline Park is at or near the top of most desired and requested areas. Centrally located and very pretty with well done homes on mostly an acre or more lots. Very economical water is the cherry on top.  Length of time on market was not a reflection of quality as this home was fully and tastefully remodeled recently from top to bottom. More likely a reflection of multi level desirability in our area of mostly mature buyers. A pretty home selling at a very good price. Normal sale.

Existing dwelling would make a good project property for guest house, a cozy main home or perhaps add square footage. Land all out in front so a nice buffer from Fred Cyn (which is not busy at all - a fairly quiet country road). House is a fixer but is actually laid out nicely to maximize a spacious feel. Ballard School District is a plus. Normal sale. 
 
 
505 Meadow View, Buellton (4/2 on .23 of an acre) 555K Check out this kitchen. We are talking Viking, granite, custom cabinets, beautiful tile floors, double ovens - the works! This is a cooks kitchen. How often do you see a kitchen like this under 600K? Very rarely. House in very good condition with pretty floors and a good floor plan. Corner location right across from the park with mountain views. Huge fenced yard ready for ball kicking, gardening or your furry friends. 5/24 Inventory Update

1029 Highland, Santa Ynez (3/2 on almost an acre) Link is from Realtor.com as the property was only listed in Santa Barbara and not here in the valley. Listed at 525K and sold final for 518K to some of my very own clients.  This was a very exciting and dramatic purchase. Start with the worst house in the best neighborhood. Isn't that what everyone wants? Now, put into play the ancient oaks, the coveted position in the sought after Skyline Park ranchette development, insanely cheap water and surrounding million dollar plus homes. What do you get? A property in contentious multiple offer, that’s what. It took ingenuity, staying power, a  never say die attitude and willingness to compromise. In the end, the right people got this property. Or maybe the property got the people it needed. And what a makeover it is going to be. I simply cannot wait to see the masterpiece that evolves from this current blank slate. The downside? Well, I'm going to miss these clients. You go through something that requires a lot of collaboration and you sorta get used to having each other around. All I can say is, I better be invited to the unveiling. That is going to be one heck of a party. To my clients who are wise and wonderful - congratulations on snagging the property so many others wanted. It will no doubt be the launching pad for even greater accomplishments down the road and lots of happy times and memories. This was a normal sale.
