Looking for something to do this weekend? I have an idea. Do yourself a favor and take Ballard Canyon Road from Buellton to Los Olivos (or the reverse). Driving out past Rusackand Stolpman vineyards, just unbelievably gorgeous this time of year. Well, it's gorgeous all year but there is something about this particular season. I was out that way myself today. It was simply breathtakingly beautiful. If you don't already live here, or want to live here, you will by the time you finish this drive.
Here is your week ending rate update from Guy Rivera at Guarantee Mortgage in Solvang and Santa Barbara. Click here. Oopsy. Looks like they moved up a bit.
I will be around this weekend. If you need me, don't hesitate to reach out in any way that works for you. Good old fashioned phone, text message, email or carrier pigeon. I'm here for you. Monday will bring me back here with all the news. Till then, have a wonderful weekend.
New Listing
2690 Baseline, Santa Ynez (10 acres, land only) This is a bank owned property. We don't see a lot of bank owned land specifically so this is a rarity. Corner of Baseline and Still Meadow. A mostly flat and all usable parcel right in the sweet spot of Ballard School District. Utilities says "other" so at this moment I don't know what the water situation is here. Let's assume none, worst case scenario.
New Listing
2880 Avena, Lompoc (4/4 on 20 acres) $950,000 This ranch is located on the valley floor so lots of flat. For those of you unfamiliar with Cebada Canyon, this is in the wine corridor between Buellton and Lompoc. Cebada Canyon leads off to the foot hills and is a hidden enclave of around 20 acre parcels dotted with beautiful custom homes, ranchettes, funky farmhouses and the like. Very pretty in here. Private but very close (minutes) to major shopping in Lompoc and about 15 minutes from Buellton stores. I have seen this house before. House is actually quite nice with a little contemporary flair inside. Cute little barn. Tons of usable land for your equine or hobby pursuits. Lots of horses here in the canyon. In the valley proper, this property would easily be priced at 1.3 mil or more. You can save a lot by considering this small commute.
Back on the Market
3175 Horizon, Santa Ynez (3/3 on .90 of an acre) 659KAw shucks. Fell out of escrow. No fault of the property. In fact, I really don't know why this property hasn't sold by now. It is definitely at the top of my list for homes in the 6's. Not completely updated but what has been done is very tasteful and important. Roof, heater, plumbed for a/c, walnut floors, windows, stainless appliances - all recently replaced and important items. Good location at the end of a cul de sac and close to everything. Somebody's loss could be your gain. Normal sale.
Back on the Market
1715 N. Refugio, Santa Ynez (3/3 on 5 acres) $1,595,000This one fell out of escrow too. This is the type of property that is selling like hot cakes right now. I wouldn't be surprised to see it go right back into escrow. Normal sale.
Sold
220 2nd St., Buellton (3/3 on .16 of an acre) Listed at 410K and sold final for 390K. A very tidy home in surprisingly good pretty much original 1981 condition. Nice views from the back yard. Kids can skip on down the street to school. Normal sale.
