5/21 Inventory Update

New Listing

592 Foxen, Los Alamos (4/2 on .19 of an acre) $449,900 Who says they aren't building new homes these days? Well, besides Skytt Mesa where the waiting list is a mile long (kudos to those of you who got in early at Skytt). Here's a brand new home in a very good location. If in Los Alamos, you want to be back here in the foot hill areas if possible. This one near the end of Foxen Lane in a little pod of newer homes. This one the most recently built of this little collection of spec homes.  Tile work is being finished inside right now so no showings until its complete. Frustrating right? But, if you want a new home and are shopping in the 4's, this is the only game in town and worth waiting for … or writing an offer on without seeing the inside. Beat the crowd. Hey, these days, you have to deploy strategy where you can.  Normal sale.

New Listing

991 Fredensborg Canyon, Solvang (3/4 on 4 acres) $1,395,000 Almost 5000 square feet of Ballard School District country living. If you like Tudor, it’s a good one. Date of build not on the tax record but I'm thinking maybe 70's? While it may or may not have been updated over that time, there is a lot of value here in size, location and views. Normal sale.

In Escrow

950 Alamo Pintado, Solvang (16 acres with manufactured home) $1,200,000Essentially a land purchase. Next to Sunny Fields park. Used to be a nursery not that long ago. Normal sale.

In Escrow

1676 Maple #11, Solvang (2/1 condo) 219K And then there were none. Condos that is. No available condos as of this writing. This was a normal sale.

In Escrow

2632 Santa Barbara Ave, Los Olivos (3/3 on 1.3 acres) $779,500 There isn't a property in existence that price adjustments won't fix. Started out 100K higher but with the price reduction on 5/10, a buyer came along. Good curb appeal and in the right zip code. 93441 is our version of Beverly Hills 90210. Normal sale.

Highlights From My Travels Today

1979 Refugio, Santa Ynez (2/3 on 9 acres) $4,250,000 As I said to my traveling partner today, I felt like I was on a movie set. This property is so completely unusual, so unexpected, so coloring outside the lines, so simply timeless. Every turn presents a surprise. The use of antique and historically significant materials including door knobs, window casings, flooring, doorways, arbors, decades old vines covering porches and patios is simply perfect for this property that is quite obviously like no other. Additional guest quarters are both top drawer and right out of yesteryear. Romantic, rugged and ageless. Whereas this property has been for sale before, during this incarnation the whole place has taken on a slightly higher vibration. Staged to perfection for a lifestyle acquisition. This could be a movie set, or the setting for the life you want to lead.  Ok, I confess. There was one thing more important than the house itself …… I actually got to touch the actual horse from Zorro.  I may never wash my hands again! You know the Antonio Banderas version of Zorro? There he was, tied to a hitching post (the horse, not Antonio), with a saddle on just like any other horse. Except he was amazingly gorgeous and very black and shiny. And kind, and extremely well behaved and cared for and loved. What a thrill! Normal sale.

3350 Numancia, Santa Ynez (4/3 on .55 of an acre) 679K  A fairly thorough remodel on this property compared to when the seller acquired it in 2009 for 391K. You can see the old pics by clicking here. Quite a transformation between then and now. Normal sale.
