5/29 Inventory Update


New Listing

1645 Linda Vista, Santa Ynez (4/3 on 5 acres) 959K This home does indeed appear to be made out of actual adobe but is in reality slump stone. I have showed this home multiple times when on the market in the past. Now we see it back again just as this type of property is at the height of recent desirability trends. Good timing. As the narrative says, this is the lowest priced home in this ordinarily very high roller neighborhood. I can't say how pleased I was to make the call today to my clients saying, "you won"! A very good purchase going to buyers who will make the valley an even better place to live.  592 Foxen, Los Alamos (4/2 on .19 of an acre) $449,900 Brand spanking new house. No surprise it went in a nano second. Well, not exactly a nano second …. 8 days. There was some tile work that had to be completed before showings commenced. Still, pretty darn fast. Location is excellent, back by the foothills. Like I said yesterday, Los Alamos is the little engine that could. Normal sale.

Yes, it needs a total makeover but that’s what makes this property fun. Pool house which is very large and has its own garage. And of course a pool. Generous amount of flat up top giving way to outrageous views from the living space and master. Some gentle slope, some steep and flat again as the property abuts the road below. Tons of gorgeous mature oaks. A big wide driveway which is a plus here in the canyon ranch properties. Access to trails, the whole enchilada. A project now but destined for greatness. One of the best things about this property is close proximity to the beginning of the canyon. Forget the milk? No biggee. Easy short trip into town. Thanks to my clients who allowed me to lead them astray and thankfully saw the promise in this super value buy property. People get the property they are supposed to get. This was a bank owned listing and rare for the property type.

That’s the thing about living in this area for a long time. You can go back a long ways with folks. Same is true here.  I'm talking way way back to when we were youngsters cruising State Street in Santa Barbara. For those of you out there old enough to remember and here long enough to have done it, you know that was a long time ago! Normal sale.

Very good views from the front and surprisingly private. I'm guessing 80% of the land is usable with fenced and cross fenced pastures. Pool. For the money, a stellar purchase in a very desirable Meadowlark Ranches location. Normal sale.
