6/28 Inventory Update


Well heck, its Friday again. Where did the week go? When you work 7 days a week, time does become a little blurred. Personally, I wouldn't have it any other way. I'm around this weekend if you need me so just give a shout if so. Lots of good stuff today. Let's get to it. I'll be back Monday with all the news.

Price Reduction

1210 Deer Trail, Solvang (4/3 on .90 of an acre) Was 715K and now finally where it needs to be at 685K. Now we are talking turkey. On the market 115 days, it started out at 779K. This is a solid house in a very desirable area (Santa Ynez Oaks). Deer Trail is a great street. But I believe the buyers were feeling like the updating needed here didn't match with a price in the 7's. Well, problem solved. The house seems like it has good bones and it certainly has location. You don't have to recreate the wheel here …. just give bring it current. I like it a lot at this price. Normal sale.

952 Alamo Pintado, Solvang (4/2 on 5 acres) Was $1,400,000 with a new price of $1,350,000. Super cool very private location. AP address but well off the main street on a private road. Normal sale.

2441 Janin, Santa Ynez (3/2 on 1 acre) 695K Only 5 days on the market and a super good price for all the upgrades here equals a fast sale. And of course this pricing area and property type section of the inventory is a wasteland. We have hardly anything to sell.

3529 Tivola, Santa Ynez (3/2 on .24 of an acre) Listed at 499K and sold final for 485K to some of my very own clients. When its right its right and people get the house they are supposed to get. It is my mantra I share with many clients (just ask them!).  It takes time and patience but the right one will come along as it did this time. This one a super solid home which has had good maintenance over time. Remodeled bathrooms, tight structure and trendy design. Great room plan enjoying a gorgeous private yard and generous lot size. Love the location just a few blocks from downtown. We had to fight for this one. Went in multiple offer. Normal sale.

2113 Rebild, Solvang (2/2 on .26 of an acre) Listed at 485K and sold final for 485K. Fixer in one of the valleys favorite neighborhoods. Fell out of escrow a couple of times before finding a buyer who would stick.  It’s a project but the neighborhood desirability will make it worth it.

3387 Cimarron, Solvang (3/2 on .92 of an acre) Listed at 829K and sold final for 780K. Wow - that’s a good sized discount. House is nice and the location really cool as it backs up to a large ranch so no neighbor feel and pretty views. Huge well done kitchen. Normal sale.

6/27 Inventory Update


Well, it's still late but not as late as last night. So here goes!

Surprisingly good views from this spot and all added together, quite a lot of usable for this canyon. Decked out for horses but could just as easily be grapes or something else. Normal sale.

230 Ranch Rd., Buellton (4/2 on .15 of an acre) 499K Fell out of escrow but here again not such a bad thing for the buyer pool at large. We have so little available in the affordable ranges. This one in a time warp - looks like brand new. Good location close to the park but away from the portion that might cause weekend noise. These homes have lofty ceilings, new style construction and floor plans that make it fun to live here. Pride of ownership throughout this tidy development. Easy hop onto the 101 north or south. Normal sale.

3170 Tejas Canyon, Los Olivos (4/3 on 20 acres) $1,982,000 You certainly can't fault this home in terms of quality, amenities, style and wow factor. Pretty inside and out. Shows better in person and is actually quite the showplace. Normal sale.

1190 Cuesta, Solvang (3/3 on .45 of an acre) Listed at 549K and sold final for 475K. This is a listing in my own inventory with a happy seller and a happy buyer at the end of the day. Custom home built in 2008 with way more bells and whistles than you might expect at this price point. When a property has been on the market for a while, sometimes your agent just has to be brave enough to write the offer. These buyers got a pretty good deal. Another successful short sale but time vs. an escalating market was not a factor here … approved within weeks of the offer.

542 Aebeltoft Way, Solvang (3/3 on .25 of an acre) Listed at $562,600 and sold final for same. Pool property in a superb location. Had some details inside that needed to be sorted out but for the price, another good deal.

6/26 No post today

Busy day and it is super late, almost midnight as I am typing this. Crazy times with long days to make it all come together. As anyone in this business who loves it as much as I do will tell you, I really don't mind. Its all in a days work. But, it is kinda late to be scouring the valley for real estate news so I'm going to save it for tomorrow. I took a quick peek ..... not that much happened today but tomorrow will certainly have some good stuff. Till then, goodnight!

6/25 Inventory Update and Caravan Review


Price Reduction

1945 Old Mill, Solvang (4/4 on .46 of an acre) Was $1,099,000 with a new price of 995K. This is not on the view side of the street but the entire street is inherently  private yet close to town.  Normal sale.

2995 Spring Canyon, Santa Ynez (2/2 on 10 acres) Listed at $2,995,000 and sold final for same. As you may recall from the past, this house is at the top of my list of all time favorites. Unbelievable style and quality right down the smallest of details. Romantic in every sense of the word.  A home that will go down in history as one of the great ones. We have a lot of beautiful homes here but this one takes the prize. Needless to say, this was a normal sale.

Bell St. , Los Alamos (.22 of an acre, land only) Listed at $194,250 and sold final for 360K. An adjoining parcel was also included.  Little Los Alamos is exceeding all my expectations these days. Normal sale.

2690 Baseline, Santa Ynez (10 acres, land only) Listed at 900K and sold final for 850K. That was fast for land. Went pending only 15 days after entry on the market and closed on day 34. Nice usable piece in Ballard School District. HOA fees here are $815 per quarter.  

Highlights From My Travels Today (caravan was long today so to save some time, links and no pics)

965 Rancho Alisal (2/2 on 1.3 acres) 695K I was not prepared to like this house as much as I did. Big open spaces graced with loads of natural light from the truly magical setting outside the view windows. Check out the quite large and sturdy bridge over the creek to the included green belt beyond. A pretty stand of trees provides the ultimate in privacy and a beautiful backdrop to this special setting. While not the standard Alisal view property, this one totally delivers on quality, location and setting.  A must see. Annual lease fee $27,500 for the land. Normal sale.  

1211 Petersen, Solvang (3/32 on 1.42 acres) $1,249,000 This is one of the biggest original Skytt Mesa plans at over 3100 square feet. A coveted perimeter lot, the views are quite amazing from the back. Good use of water features and landscaping in the back yard block out any ambient traffic noise from below and preserve only the views you do want. Very nicely done. The inside is a well executed compilation of surfaces and amenities that are classy and comfortable at the same time. I love this floor plan which works well for families needing to sprawl out without being at opposite ends of the house. No HOA fee here but there is an annual landscaping and lighting fee which equates to $100 per month or so. Normal sale.  

538 Dairy, Buellton (3/2 on .19 of an acre) 475K While this is the smallest Meadowridge plan, this design still remains bright and light filled due to the big ceilings and excellent floor plans. Master has a private bath with walk in shower currently in the process of a new custom tile job. Walk in closet is a bonus. Guest rooms are a nice size too. Living and kitchen form a semi great room arrangement. New flooring and overhead plumbing are nice bonuses. Great location within the development too. I don't expect this one to last very long. Normal sale.  

811 Coiner, Los Alamos (4/3 on .19 of an acre) 389K Just as nice as I remember it from before. Farmhouse exterior on a cul de sac street with all two story cute like themed homes. Master and one bedroom suitable as an office downstairs and two guest rooms upstairs. One of the upstairs rooms has a dormer window. Living room separate from the kitchen. A well kept home at a very attractive price. Normal sale. 

620 Foxen, Los Alamos (4/3 on .93 of an acre) 649K Wowsa! This is a nice house! One of the nicest homes in Los Alamos in fact. Over 2800 square feet of newer style construction. Wraparound porch in the front and views over the agricultural fields in the back. Inside is meticulously maintained with nice amenities. A floor plan that provides plenty of places for relaxing, working, eating and enjoying the setting views. One bedroom and bath off the kitchen which would work well as an office if not used for sleeping arrangements. Normal sale.

6/24 Inventory Update


Well, aren't we just the busy beavers? Lots of stuff happening. But, before we get to that, Guy Rivera's take on rates today: "Mortgage Bonds and Stocks are sharply lower this morning as the fallout from the Fed meeting last week continues. Markets were also lower overseas, with China leading the way with a loss of 5%. The sharp increase in rates has not subsided and there is blood in the streets, mass riots, mayhem, people jumping out of windows, sky falling, and dogs and cats living together???? That's how some would view the increase in mortgage rates...the truth of the matter is that any rate under 5% is great financing. Rates continue to hover above historic lows".  

Hey, personally, I'm all for dogs and cats living together. They do at my house anyway. And I'm all for rates around or below 5%. As Guy says, still great financing. Many of you out there will remember rushing to refinance at 5% because we thought we would never see those rates again. I did! So, don't get your knickers in a twist. The boat hasn't sailed yet. Even with rates hovering above 4%, keep it in perspective. It's still cheap money. Don't let the media brain wash you.

You may remember this one from the previous times it was listed. This is somewhat of a south facing corner lot. Cute porch and all the gingerbread people love, including dormer windows. 1995 newness in almost 1900 square feet with a crisp color palette and design. Master is downstairs in addition to the office and/or 4th bedroom. So, two down, two up. Being a corner lot, quite a bit of the land is in the front and wrapping around to the garage but the backyard is cute and completely fenced. A light and bright home in good condition. Price is beyond good and its even a normal sale. If you can live with a two story, this is a good one.

1871 Laurel, Solvang (4/2 on .48 of an acre) 895K Circa 1936, unless you see this one in person, you will truly not understand the character and charm here. I have been in this home on a social occasion and was completely impressed. While there has been some updating, it was done carefully to preserve the inherent  romance of the era. A focus on outdoor living in addition to the interior is a bonus when you have this kind of view opportunity. And the views. Good grief. Not many can compare. This is a little bit of history, a lot of character and an unbelievably great location with privacy yet just blocks to the center of the village. If all this appeals, see it. You will be happy you did. Normal sale.

Almost 3000 square feet of 2002 construction. Past the 2nd Street intersection so less school traffic than the block before but still within easy walking distance for the little tykes in either direction (Oak Valley and Jonata within a few blocks). Some upgrades here including black granite in the kitchen and tile in the master bathroom. Normal sale.

419 Quail Run, Buellton (4/4 on .19 of an acre) 629K No pics here at the time of this writing but check back on the link. This side of Quail Run backs up to the 1960's homes on Thumbelina but in my experience, the backyards, while somewhat small, are remarkably private from the homes behind. Can't tell if it’s a two story or a single story. These homes historically have lots of upgrades. Selling at 669K in a neighborhood that has recently been in the 4's and 5's, it must be quite a showplace. Normal sale.

2441 Janin, Solvang (3/2 on 1 acre) 695K I have driven by this home a million times and always liked the curb appeal and design. Interior looks like it has had some similarly themed updating too. At this writing, unfortunately no pics of the kitchen which usually tells a very big story as to the extent of the remodel. Lots of RV or trailer parking. The public narrative does make note of an unpermitted room off of the garage. This lot does back up to highway 246.

605 Central #1, Buellton (3/3 condo) Listed at 275K and sold final for 287K. Condo with a yard. Sold for less than small condos with no yards these days. That’s the miracle of long involved short sales. This one went pending in March and a lot has happened since then.

227 Menlo, Buellton (3/2 on .17 of an acre) Listed at $364,900 and sold final for 375K. I heard tell of many offers on this one. I actually expected it to settle out higher. I love this floor plan with a great room design but one in which the bedrooms are quite separate from the living space. When you have kids at home, this is a huge plus with a great room designed home. An investor flip, purchased direct from the bank back in April of this year for $252,500.  Normal sale this time around.

79 Bear Creek, Buellton (3/2 on .12 of an acre) Listed at 295K and sold final for 305K. Here again, even though this home is in dated 1986 condition, I really thought in multiple offer it would be pushed up higher. Corner lot in unique location. Pretty close to the park. Homes in this neighborhood are trending high 3's to low 4's or higher if there is updating or the larger floor plans.
