6/19 Inventory Update


New Listing

620 Foxen Lane, Los Alamos (4/3 on .93 of an acre) 649K Here in the valley proper, you'd be well over 800K for this property. In Los Alamos, you can buy it for 649K. Good location near the end of Foxen as it abuts the foothills. Just open fields beyond. And who hasn't fantasized about a big beautiful covered porch in the front of their house? For the money, you can't beat this deal.  Normal sale. 

New Listing

538 Dairy Way, Buellton (3/2 on .16 of an acre) 475K Quiet little street with little drive through traffic and away from the park activity. Newer style construction, cathedral ceilings and good floor plans make these Meadowridge homes a good investment, starter or start over home. They sell especially well so I don't expect this one to last considering its priced below the last two that have gone into escrow here in the last few weeks. Normal sale.  

Back on the Market (with a price increase)

1676 Maple #11, Solvang (2/1 condo) 227K Fell out of escrow and came back on the market with a price increase. Was 219K before. This is an upstairs unit so no yard. Remodeled so nicer than the average unit here. HOA fees here are $300 per month. Normal sale. 

Price Reduction

1725 Linda Vista, Santa Ynez (4/4 on 5 acres) After 5 small price reductions in 4 months,  went from $1,495,000 to the present $1,423,000. I don't usually post tiny price movements here but cumulatively, it may make a difference to someone out there. Normal sale.  

In Escrow

2146 N. Refugio, Santa Ynez (main house, bunk house and barn on 3.5 acres) $1,095,000 You just can't keep a good ranch down. Fell out of escrow last week and already found a new suitor this week. This charming ranch property has boundless potential so I was very glad to have yet another set of my own clients step up to love it. People get the property they are supposed to get. I’m feeling like this is a win/win …. the property is getting the people it deserves too. I'm hearing the sound of goats happily playing already!
