There is value in purchasing a home with a long history of good maintenance. Entrance is by long private driveway off of Pine. Seasonal creek is a plus. Bedrooms are all upstairs.

3100 Country, Santa Ynez (4/5 on 1 acre) $1,289,000 You may remember this one from before too. On the market before when things weren't so robust, here we see it again in much happier times and at a time when properties like this are in high demand plus it's about 100K less price tag. These big beautiful fully remodeled in town homes are quite attractive right now to the  high end buyer who doesn't want to have to take a map and extra water when going into town for groceries. Location on this one for convenience is very good. Does have a French Country twang to it but really you could furnish this one a lot of ways and it would be dynamite. You can see from the aerial that it isn't just the usual "here is the hallway, here are the bedrooms" type floor plan. This one has morphed over time and done well with good planning. Very interesting design with big inviting rooms, good color palette and quality throughout. Again here we are at the upper end of one acre pricing but when you factor in the square footage and quality, it starts to make sense. Not an apples and apples comparison to other one acre properties nearby. A different animal all together.  

Price Reduction

689 Rancho Alisal, Solvang (4/5 on .70 of an acre) Was 745K with a new price of 694K. It's always good to try and get in a lower price point when doing a price reduction. You can hopefully capture buyers shopping in the next lower range. In this case, they brought it from the 7's down into the 6's. Smart. This is in the Alisal on leased land. You can buy a property here for hundreds of thousands less than a similar property outside the gates. There are annual land lease payments in here that vary from under 20K to over 30K.

570 Main, Los Alamos (3/2 on .23 of an acre) 450K This is a listing in my own inventory. An extremely special home with so many upgrades, I can't even list them all here. Lovingly cared for, not your typical home in Los Alamos at all.  The outdoor kitchen alone outclasses many homes priced over a million. Plug in the 5 star hotel master bathroom and wow! Trendy but solid - not a combination you see every day at this price point. Los Alamos is a rapidly emerging market so good timing before prices go more crazy. 1619 Refugio, Santa Ynez (4/4 on 5 acres) $1,395,000 While address is Refugio, actual property is well off the main road on a private drive into the Rolling Hills ranchette development. Varied topography with flat where the house is and slope down to the creek and horse pastures. Sweet little barn up top too. Really good views from this knoll top location. In town but rural. Best of both worlds.

2567 Baseline, Ballard (3/2 on .41 of an acre) 569K Flag lot position protects this one from actually being right on Baseline which is a semi busy street. A long time on the market for Ballard School District at 134 days.

621 Hillside, Solvang (3/3 on .47 of an acre) Listed at 675K and sold final for 660K. I am perfectly serious when I tell you that the master closet in this home rivals the square footage of many guest rooms across the valley. Huge and well done. The kitchen is well designed, opening to the family room. Big long terrace taking in the exceptionally good views from this ridgeline location. This is one of the nicest  homes I have seen in Mission Oaks. One of the highest HOA's in the valley at $640 per month but it does pay for a lot. Hazard insurance, earthquake insurance, exterior maintenance, roof, gardener, pool, clubhouse, tennis courts and two security gates.

6500 Santa Rosa Rd., Buellton (285 acres, land only) Sold off market for $2,400,000. This just for statistical purposes. These two APN's split off from a larger ranch holding. Says own well so quite a score.  Two more parcels available.
