If you drive around the valley enough, you pretty much get in touch with our flora and fauna. But, if you venture into the Lompoc corridor along highway 246 and the hinterlands therein, you can get some interesting topography and natural habitat not found in other places plus naturally sandy soil which is a gold mine for us horsey folks. The pic above is of my daughter and her horse just today. The horse, "Meg", happily munching on a type of fern that grows freely in the Cebada Canyon area. Right before I took this photo, we disturbed 4 full grown red tail hawks which took flight ( it was pretty awesome). For you ranch lookers, don't ditch the canyons and secret hidey holes along the 246 corridor. There are some treasures there. A few here below after the daily SYV update.
New Listing
969 Old Ranch Rd., Solvang (1 acre, land only) 479K Old Ranch Rd. sounds like a little dirt lane in the middle of nowhere but actually this location is surprisingly convenient. A tucked away private little development of large upscale custom homes, literally 3 minutes from El Rancho. There is an HOA here of $225 per month which pays for common area maintenance, the security gate and tennis courts. Note the building requirement of at least 3000 feet. All the homes here are generous in size obviously. Public utilities for water, gas and power.
In Escrow
734 Hillside, Solvang (3/2 condo) 440K In the Mission Oaks development. Convenient to everything in an exclusive ambiance. HOA here includes pool, clubhouse, tennis and two security gates in addition to copious acres of well cared for planned landscaping.
Lompoc Ranch Considerations
1940 Tularosa (2/2 with barns on 8 acres) $799,900
Straddling the line of "is it Buellton or is it Lompoc"? A small house but designed like a main house with a lot of attention to detail and romance built in. Lots to explore in terms of how to use the lower level but the upper level is all view, cozy simple yet upscale lifestyle with a comfortable "I have exactly what I want" attitude. Land falls away in front of the main house so a good privacy buffer from the dead end street which is sparingly traveled anyway. Set up for horses with some truly amazing barns, you can easily plant or just enjoy the land. Private yet not so far out. Shared well.
Own well is a huge plus here. I have been in this home several times over the years. On the market some time back, it looks to be about the same now, in good condition. The magic of this piece is the house is well off the main road for privacy, but there is lots of flat and usable left over for horse facilities, planting or whatever. House is actually one of the more dialed in properties in the area which fluctuates from super high end celebrity to rural farm animal haven. It's all over the place in Cebada Canyon which makes it fun and kinda cool. Very solid stall barn is well built and close to the house. Land along Cebada waiting for an arena or something else. Lots of deer, coyotes and other furry friends in this very natural and unfettered canyon. Here in the valley proper, you could be spending a million more for the same deal. Cebada Canyon locations can save a lot of money and still deliver the rural lifestyle you are looking for.
6587 East Highway 246 (3/3 on 100 acres) $1,950,000
Villa on 100 acres. Address is the highway but the house sits pretty far back off the road. I felt like I was in a traditional Italian villa when I toured this property quite some time ago. Lots of interior elevation done in what looks to me like traditional style. How big is 100 acres? Very, very big. Want no neighbors? Here you go but with the added kicker of a straight shot in either direction for all the usual conveniences. Varied topography here with rolling hills. Lots of oaks, surrounded by established vineyards. Own well, pumping 35 gpm.
