7/8 Inventory Update

My daughter had a birthday this weekend so we high tailed it to the nearby resort of Circle Bar B Ranch for a couple of days of run, relaxation and of course horse play. If you haven't been there, do it. The good people that run the ranch are incredibly nice and treated us like one of the family. Kathy who pretty much runs the show is a delight and genuinely cares about each guest. Henry who runs the bar makes a fine Bloody Mary as I discovered and they have a pretty good wine selection too. We felt right at home in the really nice cabin and western themed bar. The food was amazing (and plenty of it) and the pool just perfect. Dinner theatre on Saturday night was a blast. We brought our own horses so riding out with their crew was more fun than you can imagine in the beautiful natural forest surrounding the resort. The staff who run the hotel portion are all great people who give so much of themselves both in terms of time and true caring for the guests. And the barn staff, I just can't say enough good about those guys. Jack Rowe who is the barn manager, now let me tell you, that guy is a kick in the pants (a truly funny guy!) and provided excellent care of my horses, taking the responsibility of their welfare personally. Not just a nice guy but a true professional who runs a tight ship. The whole barn team keeps the place looking spic and span and their string horses are super well taken care of too. We had a marvelous time. So, if you are looking for an out of the way place to relax and sit a spell, you can't get much better than the Circle Bar B. And for all you workaholics out there (me included), while there is good wifi in the lodge,  there is no cell phone service at the ranch ….. but I did discover that if you ride your horse to the top of the hill, you can get some service and pick up your voice mails …. and the view from up there is outrageous! Visit the Circle Bar B by clicking here then go in person. You'll have no choice but to recharge, regroup and appreciate the beautiful Central Coast from this out of the way private location.

Price Reduction

3791 Live Oak, Santa Ynez (main house, guest house on 18 acres) Was $1,795,000 with a new price of $1,695,000. Nice 100K reduction on this property that has been on and off the market since 2006. However, the price has never been this good so maybe it's time has come. Check out the pics - this property has a huge guest house with complete privacy from the main house. Lots of ways to use this one. Far back in the canyon so very private and quiet. Normal sale.

In Escrow

2984 San Marcos, Los Olivos (3/3 on .21 of an acre) 795K A short time on market and not unexpected. This is one of THE cutest houses I have ever seen, and I have seen a lot of houses. Adorable. I wouldn't change a thing. Perfect as it sits today. Yes it abuts the highway but with the charm factor here, who cares? The pics are good but the real thing, in person …. simply amazing. Normal sale.

In Escrow

2065 Village Lane, Solvang (3/3 condo) 395K Lots of well done upgrades here with a custom kitchen, flooring and a multitude of other embellishments. Light and bright too which is not always the case in this development. Normal sale. Condo pricing is going banana's. Good time to be on the market if you are a condo seller.

In Escrow

230 Ranch Rd., Buellton (4/2 on .15 of an acre) 499K This home is in time warp move in condition. Fell out of escrow recently but back in now. Normal sale.

Sold

1062 Highland, Solvang (4/4 with attached guest unit on 1+ acre) Listed at $1,189,000 and sold final for $1,025,000.  This is one of my favorite homes. Great floor plan done with imagination and good use of space as it applies to function, privacy and usability for a whole cadre of possible needs. The guest unit is really cool too and well done. Elegant and built to take in the really pretty pastoral view of the land behind. Seems much bigger than its 1.23 acres. Skyline Park location which is high up on the scale of desirability. Cheap all you can use water at $329 per quarter. For all that’s here, this is a very good buy on stellar property. Normal sale.
