Pretty slow day today so far. Good timing to fill up some space with a referral. Reading about a dryer fire today in the news reminded me that everybody should have their dryer vents cleaned out periodically. With many newer homes, like mine, the vent goes straight out through the roof. As we all know, making something go vertical is harder than horizontal. Either way your dryer vent runs, it needs to be serviced periodically and your dryer will be much more efficient too. Just last week I had Malcolm from Black Magic Chimney Sweep come out to my house and service my dryer vent. It may seem odd for those out there who have never thought about this housekeeping item but in fact, chimney sweeps are the guys you call for dryer vent cleaning. I guess these sellers are serious. Second price reduction in a very short amount of time with the original price starting at $1,050,000 then down to 940K about 2 weeks ago and now down to 895K. A very well done remodel makes this one interesting. Close to everything. Solvang address but much cheaper Santa Ynez Valley Water District for water.

1634 Laurel, Solvang (3/2 on .17 of an acre) Was $577,500 with a new price of 565K. Original price 94 days ago was 589K. Pricing hasn't come down very much but the sellers do have a posture of looking for the sweet spot by issuing multiple reductions which is good. This is a very sweet house. Impeccable and romantic remodel. Lots of special places to live and relax. Multiple levels with stairs to access the back yard. I love the family room down stairs. Snug and welcoming with a potbelly stove. Light and bright upstairs. Very pretty yard front and back with excellent cottage curb appeal. Being close to the village, Laurel does get some drive by traffic but the trade off is you can skip right into town easily for farmers market, your favorite latte or walk your furry friends around town like so many others do. If you are looking for something a little different and don't fit into the tract home mold, you might want to peek at this one. Very cute and tip top move in condition. A lot of value here for the money.

Went under contract within a few hours of being officially listed on the MLS which I'm sure annoyed a lot of people who were looking for exactly this type of home in a town with very limited inventory at all times. End of the lane location and big lot were major attractants for this property. This specific spot is highly desirable. Very green and quiet with no drive by traffic ever. Only one pic so you 'll have to take my word for it - this particular lot is quite special. Still close enough to town that you could stroll in easily.
