3631 Willow, Santa Ynez (4/3 on .24 of an acre) 665K Only one pic but it looks good (lack of photos is intentional at this time with more to follow - no reflection on the agent or property). Has never been on the market before so I don't have an old link to share either. Newer build from 1999 with generous square footage over 2200 square feet. This is a good street, wider than some others in Santa Ynez with a mix of home types. Close enough to town to walk in but far enough away to be quiet. Normal sale.

I think this is all flat and usable. Highly visible location for those tourists and wine drinkers getting off or on at the 101 freeway at the Santa Rosa Rd. exit. Gate looks nice …. not sure what "structures" means but I’m game to go and see. Intriguing piece. Drive by and see if you agree. Normal sale.

1781 Sky Drive, Santa Ynez (3/3 on 5 acres) Listed at $2,150,000 and sold final for $2,010,000. Quick turn around too for a house in this price point. Total 98 days on market. Normal sale.  

Highlights From Broker Caravan Today (formerly highlights from my travels) 

676 Alisal, Solvang (3/2 on .41 of an acre) 600K I was pleasantly surprised at how light and bright this property is inside. Very clean and move in ready. Yard space has a certain serenity, even with the pool. Typical 1960's floor plan that has been very well cared for with some updating over time. Privacy hedge out front shields the home from traffic. Large amount of off street parking. Normal sale.  

230 Valhalla, Solvang (3/3 on .37 of an acre) $1,149,000 Nice views from this perimeter lot location. Pretty pool deck.  

290 5th St. Solvang (2/2 on .42 of an acre) 469K  I was surprised again. I like this cute old timer. Vintage 1956 (I wasn't quite born yet), it enjoys a lot more square footage than most built in this area around that time with over 1700 square feet. Whereas this is sandwiched near apartments and condos, the lack of street parking is mitigated by a huge amount of driveway space. Nice wood floors (original?), a good floor plan. The coolest part? Sits on the perimeter of the creek so some of the land slopes down to the natural flora and fauna below for a seriously nice setting seldom seen at this price point. May need a little updating to suit your taste or if you like a little character, which you can only really get with time, this might tickle you as is. Zoning may allow for another unit here with perfect siting over the detached garage or several other possible spots too. Normal sale.  

450 Sycamore, Buellton (3/3 on .16 of an acre) 669K It was a day of surprises I guess. I expected the usual Sycamore Ranch 2 story but instead, I was greeted with a super beautiful fully decked out perfect condition home with loads of upgrades. Right across the street from the kiddie park, this house had some builder upgrades in the beginning and then continued to be improved over time.  If you aren't seeing the quality and style in Santa Ynez, Solvang or Los Olivos at this price point that you want, need and expect - drive on out to Buellton. This is a NICE house and sure to impress you and everyone else. Gorgeous back yard with a huge and very expensive looking custom pond (complete with huge Koi), lush landscaping and just simply pristine outdoor environment including private hot tub (no snooping neighbors where its located). Family friendly floor plan and oh so pretty through and through. See it. Normal sale.
