7/16 Inventory Update and Broker Tour Review


It was a wild ride today on broker tour. We were all over this vast valley. You realize just how big it is when driving from one end to the other, encompassing delightful in town homes and finishing up in a remote canyon with no cell phone service. What  a place this is. Something for everyone. See my tour notes near the bottom of today's post.

3285 Buck Canyon, Santa Ynez (4/6 on 13 acres) $3,495,000 A large home at over 4000 square feet. The equestrian folks out there will appreciate the barn and arena layout. Some of the valley's best trails right outside the gate. This location very far back in the canyon is perfect for those looking for privacy and are willing to give up a little convenience to get it.

469 Ballard Canyon, Solvang (4/4 on 33 acres) Was $6,900,000 with a new price of $5,995,000. It's important to understand what you are paying for here.  First, this is a big house at over 5,000 square feet. Size isn't worth a hill of beans unless its good quality - which this one definitely is. If you look around between other land/ranch type properties and specifically zero in on quality of finishes and amenities, drama and design, you will quickly see that this particular home definitely delivers on all points. Then factor in the super convenient location. Need some fresh basil? Well, Albertsons is literally 3 minutes away. See pic of aerial. Combine that with nearby large ranches and outstanding view corridors and this really is a best of both worlds sort of deal. Who can resist a beautiful green pasture with horses grazing? Neat as a pin horse facilities that go way beyond personal use. These are smashing first class facilities. And if the horse thing doesn't turn you on, be thinking plantable land and lots of it. 1522 Calzada, Santa Ynez (3/3 on 10 acres) $1,695,000 On the market for 374 days which is a lot longer than I thought it would be. A delightful "sit a spell and stay a while" warm family home. Here again, we see a demonstration of how popular our near town ranchette properties are. Our buyer today is liking convenience, ease of getting in and out and usable land. This one touches all those points. City water on this piece.

1277 Petersen, Solvang (4/3 on .46 of an acre) 820K I was pleasantly surprised as the home is much better in person than in pics. I was impressed with all the finishes and the kitchen is gorgeous. This is not the big open concept plan like the other nearby listing at 1211 Petersen. Note the price differences between the two. The subject property is more about sequestered private spaces and dedicated rooms. I'm here to tell you, open concept does not work for everyone, especially for those needing privacy, space for the kids to be, places to entertain or simply live your life after the kids to go bed. One thing I hear a lot from people with open concept homes is that TV noise travels down the hallway and keeps the kids, spouses and guests awake. A more traditional floor plan like this one could make your life a whole lot easier if this is an issue for you. Love the patio out back and perimeter location. While the house does sit above highway 246 below, I personally did not notice any noise impacts. Detached garage requires you to drive in past the patio and park in the back behind the house. Garage does block some views but creates a private courtyard or motor court experience with custom paver driveway. A very pretty home that will impress anybody shopping in this price range looking for an upscale executive quality property.  

203 Vester Sted, Solvang (4/2 on .27 of an acre) 629K Traditional outside, very fresh and trendy remodel inside. While I wouldn't call it contemporary exactly, it does tend to lean that way a bit. If you like clean lines and big open spaces, you are going to love this one. Very light color palette throughout for a feeling of even more volume. Tons of storage in this house. Even though 4 bedrooms are squeezed into a little over 2000 square feet, this property did not feel cramped at all. Very nicely done and a creative floor plan. Easy access to highway 101 in either direction without having to brave the gauntlet of down town Solvang. This is a good one in its price sector.  

2187 Rebild, Solvang (3/2 on .30 of an acre) 625K Rebild is a nice street and as I stated yesterday, located in a very desirable neighborhood due to proximity to conveniences and health care. This particular home is on the perimeter overlooking the seasonal creek  so no neighbor across the street. Has had a more traditional remodel than the one above. Kitchen here super well done by a prior owner who knew what they were doing. I ask you, how many people out there have a "steam" setting on their oven? I've never even heard of it let alone have one! Since I was traveling with foodies today, I learned this setting is for Dim Sum. I learn something new every day! 

4140 Oak View, Santa Ynez (3/2 on 21 acres) $1,895,000 I was traveling today with Doris Banchik of Sothebys and my lending partner Guy Rivera of Guarantee Mortgage. We had a nice trek out to this property which is located very far back in the canyon. I timed it for one of my clients. 12 minutes from Roblar and highway 154 to the property. Passing by many other beautiful ranches on the way and about a million oak trees, by the time you get to the subject property, you have pretty much left all the pressures of the day behind you. The property is immediately disarming. The house itself is set pretty far back off the road with little visibility. Passing by the arena, fenced pastures and copious oak trees, you will notice the amount of flat land here, set against rolling to steep hillsides fanning out. So the house is on the flat making it a lot more convenient than many others in this area. An unassuming ranch house design, it is welcoming and casual. There are no pretenses here. This is just a comfortable ranch house that is not masquerading as anything else. It's  comfortable in a timeless sort of way. Comfortable today, comfortable tomorrow. A style that will endure because it has its roots in something real. Put your boots up and stay a while. I was pleased to see the very high and dramatic ceilings. A river rock fireplace that is really made to be used was the focal point of the living room. The kitchen has had some updating but retains the original tile countertops. The master bedroom enjoys a dramatic view of the sprawling mature oak tree forest just outside the door. I didn't get to see the little cabin but I really wanted to. Ran out of time. This one is a good choice for someone who truly wants and craves privacy. The sort of place where if you don't want to see another human, you really don't have to. Would make a great weekend place, full time living if you don't mind the remote location, corporate team building retreat or family legacy property.
