Another wild and woolly day.
New Listing
1627 Elm, Solvang (2/1 on .16 of an acre) 405K Click the link to the left or visit www.1627Elm.comfor a full length photo tour of this new listing in my own inventory. If you appreciate history preserved with good care and maintenance, you'll love this one. Like I always say, you can't build charm. Charm is something earned and this home has certainly done that. Circa 1939, it has had updates to electrical, plumbing and heating plus had a few little tweeks to make it more livable by today's standards. All with an eye towards preserving the vintage appeal. Very roomy for a vintage property. Check out the kitchen. So cute. Great location too with just about a block to the center of Solvang. Nice quiet little street. Normal sale.
New Listing
191 Victory, Buellton (3/2 on .11 of an acre) 395K Click the link to the left or visit www.VictoryRemodel.com to see the photo tour of yet another new listing in my own inventory. This one a work in progress. Some remodel done, some needs to be finished. The big plus to this property is it’s the largest floor plan in Rancho De Maria at almost 1600 square feet. Has a big living room and also a family room or dining room (however you would use it). Interior door to garage is only available in this model. Cute cul de sac. I have to do a little heavy lifting on this one as it is a short sale. But, many of you know I have done a lot of short sales in the past and have a good track record. I expect this one to be just as successful as all the rest. This is a good property especially for those wanting a fun mini project.
New Listing
3089 Tiana, Santa Ynez (main house and detached "hobby room" on .86 of an acre) 979K You may remember this one back in 2010. It didn't sell then but hence forth, this property looks to have had the remodel completed. At the time, the kitchen was original 1972 but it looks new and shiny now. I remember liking this floor plan immensely. The living and/or entertaining spaces look out over the pool and are quite grand in that the ceilings are huge in some areas. Bedrooms are all on one wing with a good sized master. Looks like the bathrooms have had a makeover as well. There are quite a few really cool things about this property. First of all, location. Close to everything on a good street. Land all flat. Excellent curb appeal. Really cool ceiling treatments. Has a pool but sited in such a way there is plenty of play and gardening space left over. Main house has a garage and then an additional garage was built with separate driveway which services the "hobby room" over the garage. This space is definitely nice and could easily be used for living, sleeping, office, gym or a place for your kids to have a blast in. Very private from the main house. Price is pushing the upper limits for this neighborhood but this is one of the nicest homes there so take a look anyway. You'll be glad you did. Normal sale.
New Listing
230 Valhalla, Solvang (3/3 on .37 of an acre) $1,149,000 Been waiting for the rare Village Collection golf course view property? Well, it's here. There are very few of these in here and they rarely come on the market. Plus, a view this big and a pool? Holy cow. Manageable sized home at just a tad over 3000 square feet. The Village Collection is a small development of homes in varying degrees of upscale nice. Those on the perimeter are coveted locations. And with views over the golf course and distant foothills, a real find. Normal sale.
Price Reduction
1725 Linda Vista, Santa Ynez (4/4 on 5 acres) This is the 8th price adjustment on this property. Now $1,395,000. Started at $1,495,000.
Price Reduction
1517 Monarch, Santa Ynez (4/3 on 5 acres) Was $1,395,000 with a new 100K lower price of $1,295,000. Now that’s a price reduction! The Monarch area is all about location, quiet, horizon views, surrounding privacy derived from large lot sizes nearby and usable land. Solar power for electric. Normal sale.
Price Reduction
1996 Refugio, Santa Ynez (6/7 on almost 5 acres) Was $1,795,000 with a new price of $1,669,000. This one an over 100K price reduction. Reduce it like you mean it! Very nice. This house is gigantic. Huge at over 7300 square feet. But here's the thing. While it is big and rambling, the layout is made up of cozy spaces for privacy and large places to come together. Would work for a multitude of unconventional uses such as corporate retreat, large families, extended family, dual living, investment, private timeshare, vacation rental or just a good old normal home with tons of room to spread out and have your own piece of the SYV lifestyle. Well cared for but comfortable. Plenty of room for your furry friends or a lovely garden out back. Normal sale.
In Escrow
620 Foxen, Los Alamos (4/3 on .93 of an acre) 649K Only 14 days on market which is pretty amazing at this price point for Los Alamos. One of the most expensive homes to sell here in quite some time but also one of the nicest in this cute little town. Big open kitchen everyone wants. Move in condition and a great location with some elbow room. Normal sale.
Highlights From My Travels Today
1615 Elm, Solvang (2/2 on .17 of an acre) 529K Just a few doors down from my new listing above. This one with a little more square footage which is realized in the living room and kitchen. Detached "studio" in the back is a plus. Master bedroom large, guest room very small. Remodeled bath. Excellent condition. Normal sale.
1525 N. Refugio, Santa Ynez (3/3 on 2.64 acres) 795K I remembered this one from a couple of years back and so refreshed myself now that its back on the market. It actually looked better this time around so if you saw it before, see it again. While this home is in need of updating, it appears solid and is very spacious. The big porch out front everybody clamors for is pretty nice. Added bonus room could be used for so many things including another bedroom, huge home office or whatever. Land is all flat. Looks like a seasonal creek runs through part of it but basically all usable. Pool in the back. House is sited on the back of the lot so most of the land is out front. Easy access with plenty of parking. City water here. Normal sale.
3395 Sagunto, Santa Ynez (4/3 on .25 of an acre) 675K Wow. I was impressed. As I said yesterday, this home is perfect for someone wanting a classy move in ready home. Very light and bright with a floor plan I just love. Big spaces, big windows, generous room sizes that easy segue into each other. Beautiful master with big private bath. Guest rooms are good sized too. The living room area, kitchen and master do look out onto the Ken Delunas pool so if your little people are out there having a ball, you can easily keep an eye on them. Additional and well placed bonus room is perfect for a media room, home office etc. Corner lot which can sometimes be noisy with cars going by but I have to say, this one seems very private probably due to the abundance of mature landscaping and siting on the lot. This is an excellent price for a home this nice in a great location, just a few blocks to town. I love it and you will too. Worth every penny. Normal sale.
2984 San Marcos, Los Olivos (3/3 on .21 of an acre) 795K I hope you don't mind if I blather on, but this property is absolutely freaking adorable. Perfect even. If somebody said what else would you do here, I'd have to say absolutely nothing! Gone through with meticulous care, this home is comfortable in its own skin because it has true identity. One beautiful touch runs seamlessly into yet another. The kitchen - wow - so gorgeous. Bedrooms, gorgeous (2 upstairs). Living spaces, gorgeous. Master which is downstairs - oh my gosh beautiful with an entire wing to itself. Master bathroom belongs in a magazine. Gardens that are picturesque and private. This done with a steady guiding hand that held true to a theme. No patchy do it yourself remodel here. This is extremely well done. I'm telling you, even with the location next to the highway, you simply must see this one. I'm willing to bet more than a few of you will be willing to throw your thoughts about traffic noise right under the bus. Normal sale.
2495 Lucca, Los Olivos (3/2 on .25 of an acre) 639K Its funky but in a good way. Casual but strong. Fun and memorable. This is a place to put your feet up and stay awhile enjoying the interior wood and high ceilings. Sited at the back of the lot for maximum privacy (but no yard behind the house). Two driveways give valuable additional parking on this quiet LO side street. Normal sale.
