7/2 Inventory and Caravan Update

Another wild and woolly day.

New Listing

1627 Elm, Solvang (2/1 on .16 of an acre) 405K Click the link to the left or visit www.1627Elm.comfor a full length photo tour of this new listing in my own inventory. If you appreciate history preserved with good care and maintenance, you'll love this one. Like I always say, you can't build charm. Charm is something earned and this home has certainly done that. Circa 1939, it has had updates to electrical, plumbing and heating plus had a few little tweeks to make it more livable by today's standards. All with an eye towards preserving the vintage appeal. Very roomy for a vintage property. Check out the kitchen. So cute. Great location too with just about a block to the center of Solvang. Nice quiet little street.  Normal sale.

New Listing

191 Victory, Buellton (3/2 on .11 of an acre) 395K Click the link to the left or visit www.VictoryRemodel.com to see the photo tour of yet another new listing in my own inventory. This one a work in progress. Some remodel done, some needs to be finished. The big plus to this property is it’s the largest floor plan in Rancho De Maria at almost 1600 square feet. Has a big living room and also a family room or dining room (however you would use it). Interior door to garage is only available in this model. Cute cul de sac. I have to do a little heavy lifting on this one as it is a short sale. But, many of you know I have done a lot of short sales in the past and have a good track record. I expect this one to be just as successful as all the rest. This is a good property especially for those wanting a fun mini project.

New Listing

3089 Tiana, Santa Ynez (main house and detached "hobby room" on .86 of an acre) 979K You may remember this one back in 2010. It didn't sell then but hence forth, this property looks to have had the remodel completed. At the time, the kitchen was original 1972 but it looks new and shiny now. I remember liking this floor plan immensely. The living and/or entertaining spaces look out over the pool and are quite grand in that the ceilings are huge in some areas. Bedrooms are all on one wing with a good sized master. Looks like the bathrooms have had a makeover as well. There are quite a few really cool things about this property. First of all, location. Close to everything on a good street. Land all flat. Excellent curb appeal. Really cool ceiling treatments. Has a pool but sited in such a way there is plenty of play and gardening space left over. Main house has a garage and then an additional garage was built with separate driveway which services the "hobby room" over the garage. This space is definitely nice and could easily be used for living, sleeping, office, gym or a place for your kids to have a blast in. Very private from the main house. Price is pushing the upper limits for this neighborhood but this is one of the nicest homes there so take a look anyway. You'll be glad you did. Normal sale.

New Listing

230 Valhalla, Solvang (3/3 on .37 of an acre) $1,149,000 Been waiting for the rare Village Collection golf course view property? Well, it's here. There are very few of these in here and they rarely come on the market. Plus, a view this big and a pool? Holy cow. Manageable sized home at just a tad over 3000 square feet. The Village Collection is a small development of homes in varying degrees of upscale nice. Those on the perimeter are coveted locations. And with views over the golf course and distant foothills, a real find. Normal sale.

Price Reduction

1725 Linda Vista, Santa Ynez (4/4 on 5 acres) This is the 8th price adjustment on this property. Now $1,395,000. Started at $1,495,000.

Price Reduction

1517 Monarch, Santa Ynez (4/3 on 5 acres) Was $1,395,000 with a new 100K lower price of $1,295,000. Now that’s a price reduction! The Monarch area is all about location, quiet, horizon views, surrounding privacy derived from large lot sizes nearby and usable land. Solar power for electric. Normal sale.

Price Reduction

1996 Refugio, Santa Ynez (6/7 on almost 5 acres) Was $1,795,000 with a new price of $1,669,000. This one an over 100K price reduction.  Reduce it like you mean it! Very nice. This house is gigantic. Huge at over 7300 square feet. But here's the thing. While it is big and rambling, the layout is made up of cozy spaces for privacy and large places to come together. Would work for a multitude of unconventional uses such as corporate retreat, large families, extended family, dual living, investment, private timeshare, vacation rental or just a good old normal home with tons of room to spread out and have your own piece of the SYV lifestyle. Well cared for but comfortable. Plenty of room for your furry friends or a lovely garden out back. Normal sale.

In Escrow
620 Foxen, Los Alamos (4/3 on .93 of an acre) 649K Only 14 days on market which is pretty amazing at this price point for Los Alamos. One of the most expensive homes to sell here in quite some time but also one of the nicest in this cute little town. Big open kitchen everyone wants. Move in condition and a great location with some elbow room. Normal sale.

Highlights From My Travels Today

1615 Elm, Solvang (2/2 on .17 of an acre) 529K Just a few doors down from my new listing above. This one with a little more square footage which is realized in the living room and kitchen. Detached "studio" in the back is a plus. Master bedroom large, guest room very small. Remodeled bath. Excellent condition. Normal sale.

1525 N. Refugio, Santa Ynez (3/3 on 2.64 acres) 795K I remembered this one from a couple of years back and so refreshed myself now that its back on the market. It actually looked better this time around so if you saw it before, see it again. While this home is in need of updating, it appears solid and is very spacious. The big porch out front everybody clamors for is pretty  nice. Added bonus room could be used for so many things including another bedroom, huge home office or whatever. Land is all flat. Looks like a seasonal creek runs through part of it but basically all usable. Pool in the back. House is sited on the back of the lot so most of the land is out front. Easy access with plenty of parking. City water here. Normal sale.

3395 Sagunto, Santa Ynez (4/3 on .25 of an acre) 675K Wow. I was impressed. As I said yesterday, this home is perfect for someone wanting a classy move in ready home. Very light and bright with a floor plan I just love. Big spaces, big windows, generous room sizes that easy segue into each other. Beautiful master with big private bath. Guest rooms are good sized too. The living room area, kitchen and master do look out onto the Ken Delunas pool so if your little people are out there having a ball, you can easily keep an eye on them. Additional and well placed bonus room is perfect for a media room, home office etc. Corner lot which can sometimes be noisy with cars going by but I have to say, this one seems very private probably due to the abundance of mature landscaping and siting on the lot. This is an excellent price for a home this nice in a great location, just a few blocks to town. I love it and you will too. Worth every penny. Normal sale.

2984 San Marcos, Los Olivos (3/3 on .21 of an acre) 795K I hope you don't mind if I blather on, but this property is absolutely freaking adorable. Perfect even. If somebody said what else would you do here, I'd have to say absolutely nothing! Gone through with meticulous care, this home is comfortable in its own skin because it has true identity. One beautiful touch runs seamlessly into yet another. The kitchen - wow - so gorgeous. Bedrooms, gorgeous (2 upstairs). Living spaces, gorgeous. Master which is downstairs - oh my gosh beautiful with an entire wing to itself. Master bathroom belongs in a magazine. Gardens that are picturesque and private. This done with a steady guiding hand that held true to a theme. No patchy do it yourself remodel here. This is extremely well done. I'm telling you, even with the location next to the highway, you simply must see this one. I'm willing to bet more than a few of you will be willing to throw your thoughts about traffic noise right under the bus. Normal sale.

2495 Lucca, Los Olivos (3/2 on .25 of an acre) 639K Its funky but in a good way. Casual but strong. Fun and memorable. This is a place to put your feet up and stay awhile enjoying the interior wood and high ceilings. Sited at the back of the lot for maximum privacy (but no yard behind the house). Two driveways give valuable additional parking on this quiet LO side street. Normal sale.

7/1 Inventory Update

I got to see my friend Heather Shelly at Heather Rae Salon today. If you need a new doo, give her a shout at 805.688.1929. I got my hair done and had a good time too. So nice there.

Look for two new listings tomorrow in my own inventory. A 2/1 in Solvang priced at 405K and a 3/2 in Buellton priced at 395K. Want to get in early?  Call me.

New Listing

399 Central Ave, Buellton (2/2 on .09 of an acre) $429,900 This is a Fannie Freddie foreclosure which means you can buy it with only 3% down under the Homepath program. Small house, small lot. Not your typical REO. This one looks like it was taken care of. This is a bank owned property. Been a while since we saw one of those hit the market right?

New Listing

2984 San Marcos, Los Olivos (3/3 on .21 of an acre) 795K Ok, ok. Single file please. No pushing, no shoving, no butting in line. Call ahead to make your appointment to see this one but be prepared to be one of many doing so. Charming remodel and the poster child for the Los Olivos lifestyle. This is not a huge house at less than 1700 square feet but every inch of it does appear to be magically reinvented …. or retroinvented. I can't see a thing I would have done differently here. Adorable! Normal sale.

New Listing

290 5th St., Solvang (2/2 on .42 of an acre) 469K Good square footage for a 2/2 on over 1700. Retro style 1950 which is in demand right now. Detached two car garage is nice too. This is on the condo end of 5th St. A few single family homes down here too. Cul de sac with the rather large lot for the price point going into the creek area. Normal sale.

New Listing

3395 Sagunto, Santa Ynez (4/4 on .25 of an acre) 675K This home just sold back in 2010 for 610K. Fresh home built in 1998. Big Ken Delunas pool in the back. Corner location. Normal sale.

Price Reduction

2983 Homestead Trail, Santa Ynez (two full houses on 1 acre) Was $1,395,000 with a new price of $1,295,000. Now that’s a price reduction! No fooling around there. If you haven't seen this one, you should. Both houses are absolutely adorable and redone to perfection. It's hard to say which one I like best.  Both are 2 bedroom 2 bath. Both look like they walked right out of a Marsha Stewart layout. The ultimate in quality and style with every bell and whistle. Grounds are perfectly manicured and could either be party central with the outdoor kitchen or just your private oasis. Even though this is literally just down the street from El Rancho, this whole parcel is surprisingly private. A true best of both worlds location. If you are looking in this price range and not seeing the quality you want, you might just come on over to this one. A real gem. Normal sale.

In Escrow

610 Main, Los Alamos (one  house, 4 lots) 695K Fell out just recently and went right back into escrow. Developer opportunity. Normal sale.

In Escrow

811 Coiner, Los Alamos (4/3 on .19 of an acre) 389K Only 7 days on market due to the price point versus quality of home. Your money goes lot farther in Los Alamos, that’s for sure. Normal sale.

In Escrow

234 Valhalla, Solvang (3/3 on .37 of an acre) 995K A beautiful home on a perimeter lot. Loved the kitchen. Normal sale.

In Escrow

538 Dairy, Buellton (3/2 on .19 of an acre) 475K Only a few days of showings produced a buyer, even without a master shower (undergoing custom tile renovation). People are finally understanding Meadowridge offers a lot of value for the money. Nice to see its comeback and values quickly going up. Normal sale.

In Escrow

1010 Oak Glen, Santa Ynez (3/3 on 1 acre) 895K One of the nicest complete remodels I have seen in a long time. Done with quality and understated style. Prime location too in Skyline Park, one of the most desirable locations in the valley. Very inexpensive water at $329 per quarter, unlimited usage.  Liquid gold! Not surprising it only lasted 28 days.

Sold

181 Victory, Buellton (3/2 on .12 of an acre) Listed at 415K and sold final for same. This is a listing in my own inventory. Went in about a week in multiple offer.  It's been my pleasure to sell this house twice now. It’s a good one and well worth this relatively high price for Rancho De Maria. Not your usual RDM house, this one has a room addition, excellent care, trendy upgrades and a fresh new appeal. One of the nicest homes in RDM I have been in. Normal sale.

6/28 Inventory Update

Well heck, its Friday again. Where did the week go? When you work 7 days a week, time does become a little blurred. Personally, I wouldn't have it any other way. I'm around this weekend if you need me so just give a shout if so. Lots of good stuff today. Let's get to it. I'll be back Monday with all the news.

Oh. P.S. Your daily rate sheet from Guy Rivera at Guaranty Mortgage is available by clicking here. And stop your whining. This is still cheap money!

P.S.S. Daily Insiders will get some intel on a couple of my own off market sales that I can't report here.

Price Reduction

1210 Deer Trail, Solvang (4/3 on .90 of an acre) Was 715K and now finally where it needs to be at 685K. Now we are talking turkey. On the market 115 days, it started out at 779K. This is a solid house in a very desirable area (Santa Ynez Oaks). Deer Trail is a great street. But I believe the buyers were feeling like the updating needed here didn't match with a price in the 7's. Well, problem solved. The house seems like it has good bones and it certainly has location. You don't have to recreate the wheel here …. just give bring it current. I like it a lot at this price. Normal sale.

Price Reduction

952 Alamo Pintado, Solvang (4/2 on 5 acres) Was $1,400,000 with a new price of $1,350,000. Super cool very private location. AP address but well off the main street on a private road. Normal sale.

In Escrow

2441 Janin, Santa Ynez (3/2 on 1 acre) 695K Only 5 days on the market and a super good price for all the upgrades here equals a fast sale. And of course this pricing area and property type section of the inventory is a wasteland. We have hardly anything to sell.

In Escrow

3165 Country, Santa Ynez (4/3 on .73 of an acre) 798K There is a lot to like about this house. Love the back yard. Just like a park. Normal sale.

Sold

3529 Tivola, Santa Ynez (3/2 on .24 of an acre) Listed at 499K and sold final for 485K to some of my very own clients. When its right its right and people get the house they are supposed to get. It is my mantra I share with many clients (just ask them!).  It takes time and patience but the right one will come along as it did this time. This one a super solid home which has had good maintenance over time. Remodeled bathrooms, tight structure and trendy design. Great room plan enjoying a gorgeous private yard and generous lot size. Love the location just a few blocks from downtown. We had to fight for this one. Went in multiple offer. Normal sale.

Sold

2113 Rebild, Solvang (2/2 on .26 of an acre) Listed at 485K and sold final for 485K. Fixer in one of the valleys favorite neighborhoods. Fell out of escrow a couple of times before finding a buyer who would stick.  It’s a project but the neighborhood desirability will make it worth it.

Sold

3387 Cimarron, Solvang (3/2 on .92 of an acre) Listed at 829K and sold final for 780K. Wow - that’s a good sized discount. House is nice and the location really cool as it backs up to a large ranch so no neighbor feel and pretty views. Huge well done kitchen. Normal sale.

6/27 Inventory Update

Well, it's still late but not as late as last night. So here goes!

New Listing

570 Main St., Los Alamos (3/23 on .23 of an acre) 450K You can click the link to the left or visit the dedicated website at www.570Main.comto see this trendy new listing in my own inventory. If you think you knew Los Alamos, think again. This one is right out of a magazine, or HGTV or any designer layout you can imagine. The kitchen is completely redesigned and remade with granite and stainless. The master bedroom has a simple elegant romance to it and then leads you right into one of the nicest bathrooms I have seen even in the million plus market. We are talking 5 star hotel bathroom here! Check out the 3 closets in the master including a walk in bigger than some bedrooms I have seen. Lifted ceilings, beautiful floors and so many upgrades it's hard to name them all. On almost a quarter acre, the stamped concrete drive paves the way to dedicated RV parking surrounded by lawn and raised beds. Oh, and one of the best parts? An amazing outdoor kitchen with high end appliances, wine fridge and wired for a big screen TV under the covered patio. This one is a different kind of Los Alamos property and certainly befitting the direction this quaint town is heading. Easy stroll from here into the village center. Call me direct for a private showing. Normal sale.

New Listing

494 Heritage, Los Alamos (3/2 on .25 of an acre) 469K Here is another new listing in my own inventory. You can click the link to the left or you can see the dedicated website at www.494Heritage.com.Located in the most desirable development in Los Alamos, this one comes with its own bag of tricks. For those of you looking for the winning combination of mint condition newer construction home and plenty of room for your grown up toys, this is the one. The house itself is newer design open concept with cathedral ceilings and a great room that flows naturally from living spaces, to formal and casual dining and into the very spacious and well designed kitchen with loads of storage. Master suite is separate from guest rooms and sports a huge walk in closet, slider to the patio and a lovely private bath with walk in shower. Sequestered guest rooms are generous and share a private bath. On a full quarter acre lot, there is plenty of room to showcase the green lawns, wraparound patio and dedicated RV parking area with drive through gate. But the fun doesn't stop there. Top that all off with a 3 car garage, abundant driveway parking and additional dedicated slab area for your extra parking and storage needs. Another property that will rock your world in terms of what you think Los Alamos is about. Call me direct for a private showing. Normal sale.

New Listing

9233 Alisos Canyon, Los Alamos (main house plus other dwellings on 104 acres) $4,495,000 If you haven't been to Alisos Canyon, go there on your next outing. Quite spectacular. It is a bit of a hidden gem. Most people have no reason to take the drive but I encourage you to do so just for the delight of it. Big properties where 100 acres is normal. Beautiful ranches, vineyards and pretty much everything the valley is so famous for. As the narrative states, quite literally 10 minutes from Los Olivos. Normal sale.

New Listing

4300 Highway 133, Los Alamos (main house plus multiple dwellings on 25 acres) $3,900,000Turns out you can buy history. Back to 1938 in fact. A major historical gem in the currently morphing town of Los Alamos. This one in the sprawling ranch and agricultural corridor where the land can support such a property that offers so much. This one sporting income from vacation rentals as "little LA" continues to court today's wine enthusiast and central coast traveler. Normal sale.

New Listing

676 Alisal, Solvang (3/2 on .41 of an acre) 600K This is the section of Alisal away from town and up on the hill towards Viborg. Some remodeling done since the original 1961 build. Likely outstanding views from this location complete with a pool to enjoy this summer. Today would have been a nice day to take a dip actually. Normal sale.

New Listing

2495 Lucca, Los Olivos (3/2 on .25 of an acre) 639K This is the kind of house Los Olivos is famous for. Relaxed and rustic, artisan flair, comfortable. Great location just a few blocks from town yet far removed from the hustle and bustle on a quiet little traveled lane. Big open spaces inside so a good prospect for updating over time. Some romance going on here with the big windows in the dining area and cool ceiling treatments throughout. If you have been waiting for a good one in LO at an affordable price, this should be first on your list. Oh, and also the only one on your list. This is the least expensive home in LO by far as of this writing. Normal sale.

New Listing

1615 Elm, Solvang (2/1 on .17 of an acre) 529K I remember this one from just back in 2011 when it sold last for $427,500. So darn cute, really cute in fact. Totally redone but with a big effort to keep the vintage flair intact. Cute little guest studio out back that your friends and family will love. Huge curb appeal and in a terrific location just a block from the village. Normal sale.

Back on the Market

2450 Long Canyon, Santa Ynez (3/3 on 11 acres) $1,595,000 Fell out of escrow but thankfully adding to the dwindling supply of lower priced ranch properties. Surprisingly good views from this spot and all added together, quite a lot of usable for this canyon. Decked out for horses but could just as easily be grapes or something else. Normal sale.

Back on the Market

230 Ranch Rd., Buellton (4/2 on .15 of an acre) 499K Fell out of escrow but here again not such a bad thing for the buyer pool at large. We have so little available in the affordable ranges. This one in a time warp - looks like brand new. Good location close to the park but away from the portion that might cause weekend noise. These homes have lofty ceilings, new style construction and floor plans that make it fun to live here. Pride of ownership throughout this tidy development. Easy hop onto the 101 north or south. Normal sale.

Price Reduction

2615 Quail Valley, Solvang (3/3 on 1 acre) Was 995K with a new price of 940K. Elegant view home located tops 5 minutes from El Rancho. Best of both worlds. Complete and high end recent makeover.  Normal sale.

In Escrow

3170 Tejas Canyon, Los Olivos (4/3 on 20 acres) $1,982,000 You certainly can't fault this home in terms of quality, amenities, style and wow factor. Pretty inside and out. Shows better in person and is actually quite the showplace. Normal sale.

Sold

1190 Cuesta, Solvang (3/3 on .45 of an acre) Listed at 549K and sold final for 475K. This is a listing in my own inventory with a happy seller and a happy buyer at the end of the day. Custom home built in 2008 with way more bells and whistles than you might expect at this price point. When a property has been on the market for a while, sometimes your agent just has to be brave enough to write the offer. These buyers got a pretty good deal. Another successful short sale but time vs. an escalating market was not a factor here … approved within weeks of the offer.

Sold

542 Aebeltoft Way, Solvang (3/3 on .25 of an acre) Listed at $562,600 and sold final for same. Pool property in a superb location. Had some details inside that needed to be sorted out but for the price, another good deal.

Sold

3301 Numancia, Santa Ynez (3/3 on .86 of an acre) Listed at 655K and sold final for 611K. All electric house with solar assist. Normal sale.

6/26 No post today

Busy day and it is super late, almost midnight as I am typing this. Crazy times with long days to make it all come together. As anyone in this business who loves it as much as I do will tell you, I really don't mind. Its all in a days work. But, it is kinda late to be scouring the valley for real estate news so I'm going to save it for tomorrow. I took a quick peek ..... not that much happened today but tomorrow will certainly have some good stuff. Till then, goodnight!

6/25 Inventory Update and Caravan Review

Price Reduction

1945 Old Mill, Solvang (4/4 on .46 of an acre) Was $1,099,000 with a new price of 995K. This is not on the view side of the street but the entire street is inherently  private yet close to town.  Normal sale.

Sold

2995 Spring Canyon, Santa Ynez (2/2 on 10 acres) Listed at $2,995,000 and sold final for same. As you may recall from the past, this house is at the top of my list of all time favorites. Unbelievable style and quality right down the smallest of details. Romantic in every sense of the word.  A home that will go down in history as one of the great ones. We have a lot of beautiful homes here but this one takes the prize. Needless to say, this was a normal sale.

Sold

Bell St. , Los Alamos (.22 of an acre, land only) Listed at $194,250 and sold final for 360K. An adjoining parcel was also included.  Little Los Alamos is exceeding all my expectations these days. Normal sale.

Sold

2690 Baseline, Santa Ynez (10 acres, land only) Listed at 900K and sold final for 850K. That was fast for land. Went pending only 15 days after entry on the market and closed on day 34. Nice usable piece in Ballard School District. HOA fees here are $815 per quarter.

Highlights From My Travels Today (caravan was long today so to save some time, links and no pics)

965 Rancho Alisal (2/2 on 1.3 acres) 695K I was not prepared to like this house as much as I did. Big open spaces graced with loads of natural light from the truly magical setting outside the view windows. Check out the quite large and sturdy bridge over the creek to the included green belt beyond. A pretty stand of trees provides the ultimate in privacy and a beautiful backdrop to this special setting. While not the standard Alisal view property, this one totally delivers on quality, location and setting.  A must see. Annual lease fee $27,500 for the land. Normal sale.

1211 Petersen, Solvang (3/32 on 1.42 acres) $1,249,000 This is one of the biggest original Skytt Mesa plans at over 3100 square feet. A coveted perimeter lot, the views are quite amazing from the back. Good use of water features and landscaping in the back yard block out any ambient traffic noise from below and preserve only the views you do want. Very nicely done. The inside is a well executed compilation of surfaces and amenities that are classy and comfortable at the same time. I love this floor plan which works well for families needing to sprawl out without being at opposite ends of the house. No HOA fee here but there is an annual landscaping and lighting fee which equates to $100 per month or so. Normal sale.

538 Dairy, Buellton (3/2 on .19 of an acre) 475K While this is the smallest Meadowridge plan, this design still remains bright and light filled due to the big ceilings and excellent floor plans. Master has a private bath with walk in shower currently in the process of a new custom tile job. Walk in closet is a bonus. Guest rooms are a nice size too. Living and kitchen form a semi great room arrangement. New flooring and overhead plumbing are nice bonuses. Great location within the development too. I don't expect this one to last very long. Normal sale.

811 Coiner, Los Alamos (4/3 on .19 of an acre) 389K Just as nice as I remember it from before. Farmhouse exterior on a cul de sac street with all two story cute like themed homes. Master and one bedroom suitable as an office downstairs and two guest rooms upstairs. One of the upstairs rooms has a dormer window. Living room separate from the kitchen. A well kept home at a very attractive price. Normal sale.

620 Foxen, Los Alamos (4/3 on .93 of an acre) 649K Wowsa! This is a nice house! One of the nicest homes in Los Alamos in fact. Over 2800 square feet of newer style construction. Wraparound porch in the front and views over the agricultural fields in the back. Inside is meticulously maintained with nice amenities. A floor plan that provides plenty of places for relaxing, working, eating and enjoying the setting views. One bedroom and bath off the kitchen which would work well as an office if not used for sleeping arrangements. Normal sale.
