7/30 Inventory Update

New Listing

3500 Tivola, Santa Ynez (3/2 on .46 of an acre) $579,900 Prior foreclosure picked up by an investor last year and after a bit of time, remodeled to its current state. Daily Insiders will get a bit more intel on this one. Suffice to say at this juncture, what was once an ugly duckling has become a swan. The open floor plan many seek but on a larger lot than you might find in a similar plan in the newer neighborhoods. Normal sale this time around.

New Listing

2045 Village Lane, Solvang (2/2 condo) 290K Single story condo in a highly desirable end unit location. The nice thing about this development is proximity to everything. Health care? Snap! Grocery store? You can walk there. Natural foods market? No problem. Highway 101 north or south? Practically a straight shot. Pool, beautiful grounds. HOA here is $320 per month including maintenance to the outside of your unit, hazard insurance, landscaping, trash and pool. There is a bit of a hop skip in acquiring this one so please contact me or subscribe to Daily Insider to get more detail.

New Listing

1576 Oak, Solvang (2/2 condo) $274,400 On the market earlier this year without selling priced at 237K. Went through some repairs etc. and now we see it back on the market at a higher price which does accurately reflect the new pricing demands of today. In fact, it is one of the lowest priced condo's we have on the market right now ….. well actually, it's one of the only condos we have on the market right now. The condo market has been fast and furious. I don't expect that to change any time soon. This model being somewhat of a 3 story unit with garage below, living room and kitchen in the middle and both bedrooms upstairs. Lovely creek side location within easy distance to the village center, PCPA Theatre and an ever increasing number of wine bars, restaurants etc. cropping up in downtown Solvang. Very trendy location.

New Listing

1505 Alisos, Santa Ynez (multiple residences on 205 acres $14,500,000 In the Happy Canyon area which has the unusual and incredibly advantageous attribute of possessing lots and lots of usable land while still providing outstanding views. A combination of qualities that should not be underestimated nor undervalued. Ag preserve which gives the owner a leg up on reducing their property taxes.

New Listing

616 Hillside, Solvang (2/2 "home minium" ) 599K Is it a condo? Is it a single family home? Or is it both? I'm voting for the latter. Nice centrally located development with tennis, pool, club house, two security gates and outstanding open space landscaping. Some of these are outright condos. Some are "homes". This is the latter with no common walls but plenty of views and private yard plus a generous 2000 square foot floor plan. HOA fee here is $640 per month which covers hazard insurance plus earthquake insurance, exterior maintenance including roof, landscaping, pool, tennis courts, club house and two security gates. Wow. While a chunk to pay, it does cover a lot, some of which you would have to pay anyway with a single family home.

Price Reduction

825 Fredensborg Canyon, Solvang (2/3 on 1.4 acres) Was $1,149,000 with a new much lower price of 995K after only 11 days on market. View parcel tucked away for privacy.

Sold

6700 E. Highway 246, Buellton (manufactured home on 477 acres) Listed at $3,900,000 and sold final for a very close $3,300,000. From a time back when a "ranch" was really a ranch.  Cut in roads like seen in this pic are an overlooked necessity.  Own well. Value in the land. I wonder what will unfold here on this significant chunk of the Central Coast?

Sold

1619 Refugio, Santa Ynez (4/4 on 5 acres) Listed at $1,395,000 and sold final for $1,325,000. Sold in early 2012 for $1,125,000. View property with a lot of potential.

Sold

722 Hillside, Solvang (3/2 condo) Listed at 450K and sold final for 425K. Same HOA set up as above in 616 Hillside.

Sold

2567 Baseline, Ballard (3/2 on .41 of an acre) Listed at 569K and sold final for 550K. Baseline address but off the main road on a flag lot entry in between two other off street lots.  Nice sized yard at almost half an acre.

7/29 Inventory Update

Something happened yesterday that has never happened to me before. Its highly likely it has never happened to you either. We decided to give Chomp another try so we went for dinner last night. This is very basic casual fair which is nice sometimes and the wine list is very minimal at best. But hey, it's just burgers and fries. You don't expect Melville, Sea Smoke or Bernat right? Its fine. And besides, wine on the Chomp short list is $5 a glass. So, heck, have two glasses. Anyway, I order my Sauvignon Blanc and it comes and all is well. Then, a manager walks up and asks me what I'm drinking, so I tell him. And guess what? He came back with a bottle of the wine I'm drinking and says he noticed I didn't get a full pour and wanted to make sure my glass was full enough. I don't know about you but when out, I'm usually sitting there looking at my glass thinking "is this all I get for 13 bucks"? But no, I'm sitting there looking at my $5 dollar a glass wine, marveling when the guy actually came back and topped off my glass. So, kudo's to Chomp for providing such excellent, attentive and personable staff. And the food was good too. I had the chili - it was great! Where else can you get $5 wine except at home? And a full glass to boot. I'll be going back again.

This graph sent to me by a reader who is old and wise enough to remember the 80's. Makes griping about 4.5% seem a bit silly doesn't it?

New Listing

1695 Monarch, Santa Ynez (main house and guest house on 5 acres) $2,100,000 This one right on the coroner of Baseline and Monarch, I have been seeing the sign for some time, wondering when it was coming on the market. Shielded from Baseline by a big hedge, the house is only minimally visible from the street. Legal second unit/guest house is a nice plus. For purposes of definition, a legal second unit is the only legally rentable type guest unit. They have a special permit, own source of power and can have greater square footage than a typical guest house though this one doesn't at 960 square feet (which is still even so a good size). Land here is all flat and usable. Community water.

New Listing

504 Myrtle, Solvang (3/3 on .52 of an acre) 795K In the first phase of Skytt Mesa, this one on the perimeter on the mountain side. Generous square footage at almost 2500. Looks like new. Big views on over half an acre. There is an annual fee here exceeding $1000 added to your property tax for landscaping. As the narrative says, this is a short sale.

New Listing

531 Willow, Buellton (5/4 including detached casita on .19 of an acre) $624,500We haven't seen one of these models come on the market in a while. Detached little single room with full bathroom called a "casita" makes this model sort of special. Makes a nice guest unit, home office, gym, place for older kids or whatever. Three car garage too. There is a lot of space for both humans and their stuff here.

Back on the Market

2980 Tall Pine, Santa Ynez (5/5 on 1 acre) $2,200,000 Back on the market after exiting escrow. Luxury estate much like many we have on 20 acres, but on a more manageable 1 acre conveniently located near everything. You can literally walk to El Rancho from here.

Price Increase

2149 Edison, Santa Ynez (10 acre parcel, land only) Was 875K with a new price of $1,200,000. Own well with high GPM plus holding tank. Other utilities to property line. Shared driveway access of the main road.

In Escrow

2545 Elk Grove, Solvang (4/3 on 2 acres) $1,195,000 Big home with unusually good views in Santa Ynez Oaks. One of my favorite streets due to privacy and no drive by traffic. A solid house, built to last with a floor plan that lends itself well to morphing over time into what the future says is trendy.

In Escrow

522 Pine, Solvang (2/1 with studio on .15 of an acre) 395K Fell out just recently and back in again. Daily Insider email recipients will get a little more on this one.

Sold

51 Augusta, Los Alamos (2/3 on 6 acres) Listed at 649K and sold final for 600K. Vintage time warp 1955 condition home with views. Whereas it sounds like 6 acres is a lot, and it is, in this case its mostly vertical with intermittent pockets of usable. In many cases, to get this much view, you have to go up pretty far, sacrificing flat for elevation.

Sold

811 Coiner, Los Alamos (4/3 on .19 of an acre) Listed at 389K and sold final for 402K. Went in multiple offer. Interesting factoid: in March of last year, listed at  354K, never sold so went off market. A year later, went for much more in multiple offer. What a difference a year makes.

7/26 Inventory and Rate Update

Here are your week ending rates from Guy Rivera at Guarantee Mortgage with offices in Santa Barbara and Solvang. Click here. Still good in terms of the new normal.
Kind of interesting to note that 4 of the 5 properties featured today are retreads. They were on the market in the not too distant past and went off market without selling. Now this time around they went like hot cakes.
The weekend is upon us. If you need me, I'm here for you. Simply get in touch with me if I can be of service. Otherwise, I'll be back here on Monday with all the news. Have a great weekend.

Price Reduction
2831 Alta, Los Olivos (4/3 plus office on .19 of an acre) Was 649K with a new price of 625K. This is a listing in my own inventory. Great location within walking distance of the flag pole, town center and the elementary school. With some remodel over time, check out the huge added master upstairs plus another master down stairs. What a fun kitchen with tons of work and storage space. Big and warm formal dining . This is a great price for over 2600 square feet. Indeed, finding in town properties in LO with this much square footage is hard. Small farm like backyard complete with sunflowers and a pet blue jay that swoops in for nuts if you ring a bell. How is that for a unique feature? This is a short sale requiring the approval of lenders involved. Motivated seller wants to see an offer.
In Escrow
1525 N. Refugio, Santa Ynez (3/3 on 2.6 acres) 795K Fine in its current casual ranch house motif, give it an update centered face lift or morph it into a show place.  Either way, it’s a good property. Love the big covered porch. Acreage mostly flat and usable. City water here. Was on the market back in 2011 for 850K and went off market without selling. This time around, sold in a fairly short amount of time at 43 days.
Sold
2730 San Marcos, Los Olivos (4/3 on .17 of an acre) Listed at 639K and sold final for 615K.  In 2011 this property was on the market at 599K and didn't sell. Now we see it fetching a higher price. Even so, 78 days on market is a long time for Los Olivos. I really like this street and have sold several houses on this particular block. Fun neighbors and close enough to the village to stroll in for a bite.
Sold
2860 Long Canyon, Santa Ynez (main house plus guest house on 9 acres) Listed at 795K and sold final for 705K. And before your jaw hits the floor and you incur an unnecessary dental bill, please know this property required a tremendous amount of repair. Sold for essentially lot value with some improvements. Land is mostly very steep but excellent panoramic views from the ridge top. On the market since 2012 with an original price of 895K.  This was a normal sale.
Sold
1709 Odin, Solvang (4/3 on .33 of an acre) "Listed" at 799K and sold final for 749K. This one not actually on the market. Was not on our MLS of late but we did see it back in 2012 when it was for sale price at 699K and didn't find a buyer at that time. You can click here to see the old listing and interior pics. The sale was entered today for statistical purposes only. In reality, sold off market quietly between the two parties.

7/25 Inventory Update

If you weren't here today, you missed one fantastic day. Made to order July day in the Santa Ynez Valley. And what a growing season we have had this year. We can grow so much here, it constantly amazes me. For those of you considering a sustainable living farm, this appears to be the happy place for flora, fauna and edibles.

In Escrow

3395 Sagunto, Santa Ynez (4/3 on .25 of an acre)  675K So not surprised! I have no idea why it lasted as long as 25 days. This is a gorgeous turnkey property. As I have reviewed here before, this home is in tip top condition and has a super cool floor plan, huge ceilings and loads of natural light. Designed for today's lifestyle with open concept but wisely, a lower light media room. Smart. Trendy without being too unconventional. Love it. I guess somebody else does too!

Sold

505 Meadow View, Buellton (4/2 on .23 of an acre) Listed at 555K and sold final for 545K. Yeeehaw! The first we have seen in Meadowridge over 500K in a long time and even at that, it went well over 500K. Nobody is happier about that than other Meadowridge home owners. As I have been saying - these homes are undervalued. Newer construction, well built, pride of ownership neighborhood. Nice to see one go out closer to what I think they are worth. This particular one with a big view and location at the entrance to the park and south facing. Also has one serious kitchen - this kitchen was put together by someone who knows how to cook and doesn't mess around.

Sold

645 Floral, Solvang (2/2 condo) Listed at 279K and sold in overbid for 301K. Lots of heated bidding on this one and for good reason. 279K was a major deal but competition bid it up to its real value. Investor flip, bought out of foreclosure back in April for $196,500.  That’s a nice profit.

7/24 Inventory and Rate Update

Here is your mid week rate update from Guy Rivera at Guarantee Mortgage in Solvang and Santa Barbara. Click here. Thanks Guy for keeping us updated.

New Listing

1495 N. Refugio, Santa Ynez (3/4 on almost 5 acres) $1,100,000 I was here today. This one is all about location. In Rolling Hills, and even at that, near the very end of the private drive, so little to zero traffic impacts. Refugio address but light years away from any traffic related impacts. Older fixer home built in 1968 and designed in such a way that you could do a lot with it. The location and old growth oaks make this one worth investing some cash into. Those on my Daily Insider list will see detailed information.

New Listing

2620 Long Canyon, Santa Ynez (main house, guest house on 9 acres) $2,300,000 Oak Trail Estates property. Only the one aerial pic so I don't have an impression of this one other than it is in a VERY good location near the front of the canyon. Easy in, easy out. I do know it’s a single story.

Price Reduction

1141 Fredensborg Canyon, Solvang (1/1 on 5 acres) I was here just today too. Was 995K with a new price of 895K. Mostly a land deal but the older house does have redeeming qualities. Small but rugged. Vintage but in a funky trendy good way. High ceilings, lots of wood and an obvious foot print for expansion.  Very private. Ballard school district.

Sold

592 Foxen, Los Alamos (4/2 on .19 of an acre)  Listed at $449,900 and sold final for 435K. Brand new home in a little enclave of spec sites.

Sold

1561 Aalborg, Solvang (4/3 on .65 of an acre) Listed at 739K and sold final in overbid at 745K. Hidden location near the end of a private lane. One of those streets that make you scratch your head and say, "where is that exactly?" though a couple of minutes from downtown Solvang. This gone got a lot of notice.

7/23 Inventory Update

If you drive around the valley enough, you pretty much get in touch with our flora and fauna. But, if you venture into the Lompoc corridor along highway 246 and the hinterlands therein, you can get some interesting topography and natural habitat not found in other places plus naturally sandy soil which is a gold mine for us horsey folks. The pic above is of my daughter and her horse just today. The horse, "Meg", happily munching on a type of fern that grows freely in the Cebada Canyon area. Right before I took this photo, we disturbed 4 full grown red tail hawks which took flight ( it was pretty awesome).  For you ranch lookers, don't ditch the canyons and secret hidey holes along the 246 corridor. There are some treasures there. A few here below after the daily SYV update.

New Listing

969 Old Ranch Rd., Solvang (1 acre, land only) 479K Old Ranch Rd. sounds like  a little dirt lane in the middle of nowhere but actually this location is surprisingly convenient. A tucked away private little development of large upscale custom homes, literally 3 minutes from El Rancho. There is an HOA here of $225 per month which pays for common area maintenance, the security gate and tennis courts. Note the building requirement of at least 3000 feet. All the homes here are generous in size obviously. Public utilities for water, gas and power.

In Escrow

734 Hillside, Solvang (3/2 condo) 440K In the Mission Oaks development. Convenient to everything in an exclusive ambiance. HOA here includes pool, clubhouse, tennis and two security gates in addition to copious acres of well cared for planned landscaping.

Lompoc Ranch Considerations

1940 Tularosa  (2/2 with barns on 8 acres) $799,900

Straddling the line of "is it Buellton or is it Lompoc"? A small house but designed like a main house with a lot of attention to detail and romance built in. Lots to explore in terms of how to use the lower level but the upper level is all view, cozy simple yet upscale lifestyle with a comfortable "I have exactly what I want" attitude. Land falls away in front of the main house so a good privacy buffer from the dead end street which is sparingly traveled anyway. Set up for horses with some truly amazing barns, you can easily plant or just enjoy the land. Private yet not so far out. Shared well.

Own well is a huge plus here. I have been in this home several times over the years. On the market some time back, it looks to be about the same now, in good condition. The magic of this piece is the house is well off the main road for privacy, but there is lots of flat and usable left over for horse facilities, planting or whatever. House is actually one of the more dialed in properties in the area which fluctuates from super high end celebrity to rural farm animal haven. It's all over the place in Cebada Canyon which makes it fun and kinda cool. Very solid stall barn is well built and close to the house. Land along Cebada waiting for an arena or something else. Lots of deer, coyotes and other furry friends in this very natural and unfettered canyon. Here in the valley proper, you could be spending a million more for the same deal. Cebada Canyon locations can save a lot of money and still deliver the rural lifestyle you are looking for.

6587 East Highway 246 (3/3 on 100 acres) $1,950,000

Villa on 100 acres. Address is the highway but the house sits pretty far back off the road. I felt like I was in a traditional Italian villa when I toured this property quite some time ago. Lots of interior elevation done in what looks to me like traditional style. How big is 100 acres? Very, very big. Want no neighbors? Here you go but with the added kicker of a straight shot in either direction for all the usual conveniences.  Varied topography here with rolling hills. Lots of oaks, surrounded by established vineyards. Own well, pumping 35 gpm.
